Attachment A to REQU EST FOR PROPOSALS—Preliminary Preconstruction Work Activities <br /> ' • a General Contractor/Construction Manager Services for <br /> Water Pollution Control Facility Expansion—Phase C <br /> Preliminary Preconstruction Work Activities <br /> The GC/CM will work collaboratively with the City and the Design Engineer(Carollo)to proceed with <br /> planning, design and development of the work in a manner which supports the City's efforts to enhance <br /> the quality of the project and keep costs as low as reasonable. In addition, the GC/CM must be familiar <br /> with the local labor and subcontracting market and be capable of working with subcontractors to generate <br /> viable pricing alternatives. <br /> The GC/CM will actively participate as a member of the Project Team during the design of Phases Cl and <br /> C2. The GC/CM will be responsible for providing its expertise to the City to ensure that the design is cost- <br /> effective , that cost estimates are reasonable and that the Project schedules are met. <br /> The work activities of the GC/CM are anticipated to include the following: <br /> 1. Participate in a Preconstruction Partnering(kick-off)session <br /> 2. Prepare monthly Progress Reports <br /> 3. Attend project team meetings <br /> 4. Develop Project Management and Controls systems <br /> 5. Maintain a project cost tracking system <br /> 6. Conduct investigations of existing conditions to ensure the construction documents reflect the actual <br /> site conditions <br /> 7. Conduct 30%, 60% and 90% Design and Constructability Reviews for project Phases Cl and C2 <br /> 8. Recommend phasing and sequencing of work to facilitate the construction of project Phases Cl and <br /> C2 <br /> 9. Make recommendations to develop cost-effective schedules for Phases Cl and C2 and advise on <br /> long lead procurement packages to ensure the project schedules are met <br /> 10. Prepare Construction Estimates at 30%, 60% and 90% design milestones;reconcile estimates with <br /> Design Engineer <br /> 11. Prepare Construction Schedules at 30%, 60% and 90% design milestones <br /> 12. Prepare Master Critical Path Schedule with updates <br /> 13. Prepare construction plans, including a Construction Staging Plan and Quality Management Plan <br /> 14. Develop a Bid Package and Subcontracting Strategy for project Phases Cl and C2 <br /> 15. Prepare Subcontracting Plans for project Phases Cl and C2 <br /> 16.
