3 <br /> size for Snohomish County, as reported by the United States Department of Housing and <br /> Urban Development.The applicant shall be allowed to increase the number of dwelling <br /> units above the permitted base density by: <br /> a. three additional dwelling units for each one dwelling unit that is affordable to <br /> households with a household income at or below 50%of median family <br /> income, adjusted for size. <br /> b. two additional dwelling units for each one dwelling unit that is affordable to <br /> households with a household income between 50%and 80%of median family <br /> income,adjusted for size. <br /> Rental rates in such affordable housing shall not exceed 30%of the <br /> household's monthly income for rent and utilities, excluding telephone, <br /> internet and television utility service. The applicant shall provide assurances <br /> to the satisfaction of the City that affordable housing required herein will be <br /> permanently reserved for such households. <br /> 5. Multiple family buildings and/or developments that provide 200 square feet of usable <br /> open space per dwelling unit at or near the grade level for either the private use of <br /> residents or for general use by residents and customers of mixed-use development on site <br /> shall be allowed to exceed the permitted base density by 100 percent. Open space areas <br /> shall meet the standards of 31B.050.G.1.a,or 31B.060.D. <br /> 31B.030 Setbacks,Building Height, Separations from Residentially-Zoned Properties, <br /> and Upper Story Balconies. <br /> A, Setbacks. When abutting lots located in residential zones,the minimum setback from the <br /> residentially zoned lot shall be 15 feet, landscaped with Type I landscaping and a tree <br /> species and size that will reach 20 feet in height within 7 years. A six-foot high solid <br /> wood or masonry fence is required along the common property line;however,pedestrian <br /> connections through the fence and buffer are permitted. See Figure 31B.030-1. <br /> B. Except as provided by Subsection C of this Section,building height shall not exceed the <br /> lesser of: <br /> 1. a height equal to the distance the building is setback from the abutting residentially <br /> zoned lot; or <br /> 2. 75 feet; or <br /> 3. within 35 feet of a residentially zoned lot,the permitted height shall not exceed 28 <br /> feet. <br /> 18 <br /> 100 <br />
