approved Master Landscape Plan,street trees shall be Willow Oak on Associated Blvd., a <br /> minimum 2.5 inch caliper, and 30'on-center spacing. <br /> b. A landscape strip a minimum of 15 feet wide must be provided along the south margin <br /> of Tract 997 and 996,the westerly margin of Tract 996,and the easterly and southerly <br /> margin of proposed Lot 2.This area shall be planted with Type II landscaping. Note, if <br /> more than 25%of the building perimeter is loading area, landscaping shall be Type I and <br /> must include a site-obscuring fence. <br /> C. A minimum of one tree must be provided for each six parking stalls in the interior of the <br /> parking lot. Landscaping within the parking area must be provided per Section 35.080. <br /> D and E of the Zoning Code. <br /> d. A minimum of 10 feet of building perimeter landscaping must be provided around the <br /> north,south and west sides of each building, except for loading areas. 15 feet of <br /> landscaping must be provided on the east side of the buildings,facing Glenwood <br /> Avenue.Note:it appears the site plan submitted with the building permit application <br /> will need to be modified to meet this requirement. <br /> e. Prior to issuance of any permits,landscaping plans must be reviewed and approved by <br /> the Planning Department per Section 35.100 of the Zoning Code. The landscaping plan <br /> must show location and dimensions of required vegetated swaies,wetponds, detention <br /> ponds, rockeries and retaining walls, and grading at 2 foot intervals. Irrigation systems <br /> must be provided in all landscaped areas per Section 35.130 of the Zoning Code. A 2 <br /> year maintenance assurance device must be provided for the landscaping per Section <br /> 35.130B of the Zoning Code. <br /> 24. Consistent with the Development Agreement, a landscape plan must be provided for the <br /> property's full frontage on Glenwood Avenue from Sievers-Duecy Blvd north to the fire station <br /> property. The plan must provide a Gateway corridor appearance and must include the following <br /> items: <br /> ❖ Street trees a minimum of 2.5 inch caliper at 30'spacing; <br /> Groundcover; <br /> Vertical-growing trees and shrubs to shield the residential properties on the east side of <br /> Glenwood Avenue from the industrial buildings and parking areas in the proposed <br /> development; <br /> ❖ A cross-section depicting the area from the curb edge to the parking area on the east <br /> side of the proposed development; <br /> ❖ Phasing plan showing the implementation schedule for landscape improvements on the <br /> Glenwood Avenue frontage. <br /> Note: In determining consistency with street frontage landscaping requirements,the City may <br /> consider existing vegetation along the property's frontage on Glenwood Ave.and Merrill Creek <br /> Parkway. In this case further documentation of existing conditions must be provided, along with <br /> a proposal for specific vegetation to be retained and removed. (Existing invasive vegetation <br /> must be removed where practical.) Existing vegetation must be supplemented with evergreen <br /> trees. <br /> 25. A minimum of 1.0 percent of each lot shall be provided in open space, per the Development <br /> Agreement. For the 25.41 acres within Lots 1 and 2,a minimum of 2.54 acres of open space is <br /> required.
