Underwood Gartland Everett, LLC ES-2232.02 <br /> February 6, 2015 Page 4 <br /> 2012 Grading Activities and Settlement Monitoring <br /> Establishing rough grades throughout the site and future building pad areas was the primary <br /> objective of the 2012 earthwork activities. Prior to beginning the 2012 earthwork, the existing <br /> grade throughout the site was irregular and comprised of multiple stockpile areas associated <br /> with the adjacent Cemex gravel pit operations. In this respect, leveling the site to <br /> accommodate the future development areas was the main emphasis of the rough grading work. <br /> The process of leveling the site required cuts throughout much of the central and southerly <br /> portions of the property. Fills were also placed and compacted, but were largely limited to <br /> areas near the site margins and at the location of an old sedimentation pond located near the <br /> northeast corner of the site. Following grading activities, settlement monitoring across the site <br /> as a whole was conducted periodically over a period of approximately two and one-half years. <br /> During this time period, ESNW reviewed the data and coordinated with the owner with respect <br /> to the frequency of the data collection. In general, readings were collected every three to four <br /> months during the first year following grading. Subsequent readings were then collected <br /> roughly every nine months. The most recent set of settlement data was collected in January <br /> 2015. In general, measured total settlements across the site over the past two and one-half <br /> years following the earthwork activities have been on the order of one-half inch or less. Based <br /> on review the settlement data collected over the past two and one-half years, no long term <br /> trend of settlement throughout the site has been identified. <br /> DISCUSSION AND RECOMMENDATIONS <br /> General <br /> Based on the documented site conditions and monitoring following the 2012 earthwork and <br /> rough grading activities, the proposed warehouse construction and related site infrastructure <br /> improvements are feasible from a geotechnical standpoint. The warehouse structures can be <br /> supported on conventional continuous and spread footings bearing on at least two feet of <br /> structural fill. As determined necessary by the geotechnical engineer during construction, re- <br /> compaction of existing structural fill soils or overexcavation and replacement with new structural <br /> fill may be recommended. The building slab should be supported on a firm and unyielding <br /> subgrade comprised of at least one foot of structural fill. Specific recommendations for <br /> foundation subgrade preparation, backfill and compaction, pavements, and other pertinent <br /> design criteria are provided in the following sections of this study. <br /> This study has been prepared for the exclusive use of Underwood Gartland Everett, LLC and <br /> their representatives. This study has been <br /> prepared in a manner consistent with the level of care and skill ordinarily exercised by other <br /> members of the profession currently practicing under similar conditions in this area. <br /> Site Preparation and Earthwork <br /> Given the prior 2012 rough grading activities and related building pad construction, significant <br /> mass grading activities are not expected.
