Paul McKee
From: Kevin Fagerstrom
Sent: Tuesday, December 15, 2015 10:20 AM
To: Steve Ingalsbe
Cc: Paul McKee
Subject: RE: Rain Garden Installation at 27-112TH ST SE
I understand.
From: Steve Ingalsbe
Sent: Tuesday, December 15, 2015 9:40 AM
To: Kevin Fagerstrom
Cc: Paul McKee
Subject: RE: Rain Garden Installation at 27-112TH ST SE
Hi Kevin,
Unless you have other ideas, after talking to Paul, I think we should not pursue further action on this for the following
reasons:
1)There is a Tract 998 to the north that contains the stream and that met our buffer standards when the plat was
recorded. Although Planning applies new buffer standards to all properties, a Critical Area covenant that would apply
the new buffer standards to this lot was not recorded when the house was constructed.
2)The edge of the buffer does not extend directly east to west. Buffer width averaging could be applied which would
allow for the concrete pad to remain as is.
3) The buffer was enhanced with the rain garden.
4) Although the fence was installed at a different location than the approved site plan, the City issued the CO for the
house and finaled the concrete pad.
Ideally, Planning would prefer the fence to be placed next to the concrete pad but this might prevent future
maintenance of the rain garden.
Let me know if you have questions and thanks for pursuing this.
I am still working with Lance Harvey to plant the buffer on the lots to the east.
Steve Ingalsbe
Planner
City of Everett Planning Department
(425)257-7135
singalsbe@everettwo.gov
2930 Wetmore Avenue, Suite 8-A, Everett, WA 98201
From: Steve Ingalsbe
Sent: Friday, December 11, 2015 4:11 PM
To: Kevin Fagerstrom; Paul McKee; Kirk Brooks; Ted Budden
Subject: RE: Rain Garden Installation at 27-112TH ST SE
If the project has been approved, I am not sure there is much we can do. Has the C.O. for the house been issued?
From: Kevin Fagerstrom
Sent: Friday, December 11, 2015 7:40 AM
i /
