The Planning <br /> Department and Traffic Engineering Division conducted land use and on-street parking utilization studies to <br /> . determine if a more liberal approach to parking standards would have a negative impact on properties within <br /> this corridor. The Planning Commission held several public workshops, and asked staff to hold a public <br /> open house for area business and property owners. The on-street parking utilization studies indicated that <br /> there is an abundant supply of on-street parking available in the corridor at most times of the day,with the <br /> exception of a portion of the corridor located near Broadway. The Planning Commission has recommended <br /> taking a similar approach previously used in the downtown B-3 zone to allow a change in the use of older <br /> commercial buildings to other commercial uses without having to provide additional off-street parking <br /> normally required by the zoning code. The proposed change would only apply to buildings constructed prior <br /> to the adoption of the 1956 City zoning code. <br /> • <br /> RECOMMENDATION(Exact action requested of Council): <br /> Adopt Ordinance amending the Zoning Code related to off-street parking standards for properties along <br /> Hewitt Avenue east of Broadway,Amending Ordinance No. 1671-89, as amended(EMC Title 19). <br />
