Budget Remaining N/A Additional Required N/A DETAILED SUMMARY STATEMENT: The Planning Department was asked to review off-street parking standards in the Hewitt Avenue corridor between Broadway and Interstate 5 to encourage greater occupancy and use of older commercial buildings. Many of the existing buildings were constructed prior to the adoption of zoning regulations,and do not have the amount of off-street parking required by the zoning code for various commercial uses. The Planning Department and Traffic Engineering Division conducted land use and on-street parking utilization studies to . determine if a more liberal approach to parking standards would have a negative impact on properties within this corridor. The Planning Commission held several public workshops, and asked staff to hold a public open house for area business and property owners. The on-street parking utilization studies indicated that there is an abundant supply of on-street parking available in the corridor at most times of the day,with the exception of a portion of the corridor located near Broadway. The Planning Commission has recommended taking a similar approach previously used in the downtown B-3 zone to allow a change in the use of older commercial buildings to other commercial uses without having to provide additional off-street parking normally required by the zoning code. The proposed change would only apply to buildings constructed prior to the adoption of the 1956 City zoning code. • RECOMMENDATION(Exact action requested of Council): Adopt Ordinance amending the Zoning Code related to off-street parking standards for properties along Hewitt Avenue east of Broadway,Amending Ordinance No. 1671-89, as amended(EMC Title 19).
