Three Nail Designs
Residential Drafting&Design
425-512-3090
August 22, 2013
Re: Gillum, 2105 Grand Ave. : BW 1307-003
Mr. Heilman,
This is in response to your letter of 8/19.
1. A section view of the existing structure has been added to page 2.
2. The headers at the front windows must be a minimum 2x6. The newporch
beam muct be a 4x8. I have noted this on page 7, and have included the beam calcs.
3. Shearwall schedule is on the "S" pages following 10.
4. "S" pages have been included following page 10.
5. The basement was and will remain unfinished, this was an error due to a
software upgrade referencing an option that we discarded. All work to be done has
been clouded and noted as such.
6. Water proof deck detail has been added to page 8 and railing details on page
10 have been referenced on page 8.
7. All code references have been updated to 2012 IRC and WSEC.
8. Smoke alarms have been added to pages 6, 7, & 8 and referenced to be
installed per R314.
9. Carbon monoxide alarms have been added to pages 6, 7, & 8 and referenced
to be installed per R315.
10. The post has been noted to make contact with solid concrete for proper
installation of hold down.
11. Engineering calcs have been attached.
12. Wall legend has been added to page 8 and referenced on pages 6 & 7.
13. The basement was and is to remain unfinished as noted for #5 above. Since
there was nothing being changed down there, I did not spend much time there, just
enough to take a few measurements. Ray assured me that there exists a framed out
wall at the interior basement foundation walls.
Please let me know if there is anything else.
Thanks.
