Irrigation <br /> It is assumed for master planning purposes that all plant beds <br /> and natural turf areas will be irrigated. A mainline with quick <br /> couplers is included at the athletic fields for synthetic turf wash <br /> water. The irrigation system will be designed for low water use. <br /> The park irrigation system and the community garden irrigation <br /> system will each be metered separately. <br /> Lighting and Electrical <br /> The master plan provides lighting for the athletic fields, parking <br /> lots, and pedestrian pathways/plazas. In response to the city's <br /> sustainability goals, site lighting systems will utilize full cutoff <br /> fixtures and shielded floodlights that are "dark sky" friendly to <br /> diminish light pollution. High efficiency fixtures and variable <br /> wattage floodlights will be used to minimize electricity use. <br /> Partially shielded high cut-off athletic field lighting will minimize <br /> light spillage and glare. Lighting for the basketball court will <br /> share one athletic field light pole combined with an additional <br /> pole at the west side of the court. Parking lot lighting will utilize <br /> full cut-off fixtures to minimize glare. Lighting for the remainder <br /> of the park will utilize ornamental poles and fixtures with <br /> minimal glare and spillage. Lighting will be focused on <br /> pedestrian pathways and plazas. <br /> Phasing Plan <br /> The phasing plan suggests division of park construction into <br /> two potential phases based upon community priorities, site <br /> and design constraints and funding feasibility. Phase 1, the <br /> west side of the site, includes most of the neighborhood park <br /> program elements. Phase 2 includes the athletic fields and the <br /> remainder of the park to the east including +/- 2 acres of prop- <br /> erty to the north. <br /> The phasing plan was developed to suggest one possible se- <br /> quence for park construction. The plan is intended to be flexi- <br /> ble and may change to accommodate changes in priorities. <br /> Any proposed phasing needs to take into account the timing <br /> and availability of funds, and the nature of the construction. It <br /> is anticipated that, following the first phase of construction, the <br /> remainder of the park construction may be re-evaluated in <br /> terms of priority for development.
