Please review <br /> and respond to the comments below. These comments address building issues only. Additional <br /> revisions, or additions, may be required by other departments (such as Utilities, Planning or <br /> Fire). All references refer to the 2009 International Building Code (IBC), the 2009 International <br /> Fire Code (IFC), the 2009 International Mechanical Code (IMC), and the 2009 Washington State <br /> Energy Code (WSEC), as amended by the State of Washington and adopted by the City of <br /> Everett. The current IBC referenced standard for accessible design is the 2003 "Accessible and <br /> Usable Buildings and Facilities" (ICC/ANSI A117.1). Federal ADA regulations and standards may <br /> be more restrictive. <br /> In order for the processing of your application to continue, it will be necessary to <br /> provide the Building Division with two complete new sets of construction <br /> documents reflecting the corrections requested. <br /> 1. Table 13-1 calls for attic insulation of R-49 or R-38 with advanced framing. The <br /> insulation notes on Sheet 6 and detail 3/4 on sheet 10 should be revised. <br /> 2. The insulation notes on Sheet 6 should include maximum U-values of .32 for the <br /> windows and .6 for the doors. <br /> 3. The upper floor framing plan does not appear to provide adequate framing to support <br /> the stairway. Please revise. <br /> 4. Please include window and door header sizes on the upper floor framing plan. <br /> 5. IBC Table 1807.1.6.3(2) requires a minimum stem wall thickness of 7.5". <br /> 6. IBC 1908.1.8, Exception C, requires a continuous No. 4 reinforcement bar at the top of <br /> the stem wall. Detail 1/7 should show this bar (it has correctly already been called for <br /> in a note). <br /> 7. Handrails are required on both sides of the stairway.
