Technical Information Report July 2015 <br /> Everett Public Storage <br /> 3.0 Minimum Requirements <br /> The project must comply with the City of Everett's 2010 Surface Water Management Manual, <br /> which adopts the Washington State Department of Ecology's 2005 Stormwater Management <br /> Manual for Western Washington. The following analysis complies with these requirements. <br /> • Definition of "Redevelopment": <br /> "On a site that is already substantially developed (i.e., has 35% or more of existing <br /> impervious surface coverage), the creation or addition of impervious surfaces; the <br /> expansion of a building footprint or addition or replacement of a structure; structural <br /> development including construction, installation or expansion of a building or other <br /> structure; replacement of impervious surface that is not part of a routine <br /> maintenance activity; and land disturbing activities." — Page G-30 Glossary and <br /> Notations of the City of Everett Stormwater Management Manual, dated February <br /> 15, 2010. <br /> • Flow Chart for Determining Requirements for Redevelopment (Figure 2.1 on Page 2-4 in <br /> Volume I — Minimum Technical Requirements). Based on discussion at the pre-application <br /> meeting, the City required to treat the site as forested condition and will be required to <br /> provide complete stormwater water quality treatment and detention. <br /> The Flow chart indicates that Minimum Requirements #1 through #9 apply to the new and <br /> replaced impervious surfaces. <br /> o Minimum Requirement #1: Preparation of Stormwater Site Plans <br /> A description of the proposed stormwater plan is described in Section 1.0 and in <br /> Section 4.0 of this report. <br /> o Minimum Requirement #2: Construction Stormwater Pollution Prevention <br /> A detailed SWPP plan is included in Section 5.0 of this report. <br /> o Minimum Requirement #3: Source Control of Pollution <br /> No additional source control BMPs are required for this project beyond the BMPs <br /> proposed as part of the SWPP Plan (Section 5.0). <br /> o Minimum Requirement #4: Preservation of Natural Drainage Systems and Outfalls <br /> The project does not propose to alter existing drainage systems or outfalls. Existing <br /> drainage patterns will be maintained as described in Section 2.0 of this report.
