INFORMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA conditions but are <br /> associated with other laws or requirements. All requirements are preliminary in nature, and are based upon <br /> the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br /> must comply with all ordinances in effect at the time a complete building permit application is filed, <br /> including those not specifically set forth herein. Contact the Planning Department for information <br /> regarding appeals processes for the requirements listed in this document. <br /> 1. No Traffic Mitigation Fees are due for this project. <br /> This project will result in a net decrease in trips relative to trips from the current site use. <br /> 2. Right in/right out turn restriction shall be imposed on the north driveway(acceptable as shown) <br /> 3. All traffic control markings and devices along driveways within 50 feet of the ROW shall be MUTCD <br /> compliant. <br /> 4. Stormwater shall be managed in accordance with the City's 2010 Stormwater Management Manual, <br /> unless WSDOT requests the use of alternate standards in order to grant permission for the discharge of <br /> stormwater runoff to their right-of-way. <br /> 5. Utilities on the site may need to be abandoned or relocated as well as the easements prior to issuance of <br /> permits. <br /> Zoning Code Requirements: <br /> 1. Outdoor storage areas must be screened from adjacent streets and properties by a solid fence and <br /> landscaping, per Subsection 41.100.13 of the Zoning Code (EMC Title 19). See requirements for <br /> landscaping below. <br /> 2. Parking must be per City Zoning Code and City Design and Construction Standards and <br /> Specifications. For the proposed storage use, a minimum of one stall is required for each 300 square <br /> feet of office space,plus two stalls for manager's living quarters. The amount of office/retail space <br /> must be shown on the plans submitted for construction permits. <br /> 3. A pedestrian circulation system for the site must be approved by the Planning Director and Traffic <br /> Engineer prior to the issuance of any building permits. Walkways must allow pedestrians and <br /> wheelchairs to gain easy access from sidewalks and bus stops to building entrances through the use of <br /> paths which are physically separated from vehicle traffic and maneuvering areas. (See the city's <br /> Design and Construction Standards and Specifications Manual and Section 39.165 of the Zoning <br /> Code. <br /> 4. Placement and screening of refuse disposal areas must be provided per Section 39.080 of the Zoning <br /> Code as follows: <br /> '�1 <br />
