a. Garbage receptacles,dumpsters, and recycle bins shall be provided in all multiple family, <br /> commercial, industrial, and institutional developments and shall not be located in a required <br /> front yard setback area, or street side setback area for corner lots. Where an alley abuts a lot, <br /> the garbage receptacles, dumpster, or recycle bin shall be located adjacent to the alley. <br /> b. All garbage dumpsters and recycle bins must be screened from view from the street and from <br /> adjacent properties. This screening may be done using dense vegetation or by placing the <br /> dumpster or recycle bin in a structural enclosure. <br /> C. For specifics on design of refuse and recycling facilities,contact Rubatino Refuse Removal, <br /> Inc. at 259-0044 for areas generally north of 112th Street. For areas east of I-5 from Valley <br /> View south, contact Waste Management Northwest, Inc. at 337-1197. <br /> 5. Any rockeries or retaining walls proposed in required setback areas must be in conformance with <br /> Section 39.150 of the Zoning Code. <br /> 6. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of the Zoning <br /> Code. <br /> 7. Building setbacks must be a minimum of 10 feet front yard(Broadway Ave), 0 feet side yard and 10 <br /> feet rear yard (I-5). Building height shall be a maximum of 50 feet. <br /> 8. Landscaping must be provided per Section 35 of the Zoning Code (Landscape Category `B' for <br /> developments in the C-1 zone). At a minimum this must include the following: <br /> a. A landscape strip a minimum of 10 feet wide must be provided in the front yard setback area <br /> along the Broadway Ave street frontage, except for the driveway. This area shall be planted <br /> with Type III landscaping. <br /> b. A landscape strip a minimum of five feet wide must be provided along the north interior <br /> property line. This area shall be planted with Type III landscaping. <br /> C. A landscape strip a minimum of 10 feet wide must be provided along the Interstate 5 frontage <br /> and southbound off-ramp. This area shall be planted with Type II landscaping. For areas <br /> where outdoor storage is proposed, a solid, site-obscuring fence must also be provided. <br /> d. The following amounts of landscaping shall be provided in the internal area of parking lots <br /> exclusive of the landscaping required to be provided along street frontages and along other lot <br /> lines: <br /> (1) If a lot or development site contains a total of twenty or fewer parking spaces, or not more <br /> than six thousand square feet of parking and maneuvering area,whichever is less,no <br /> landscaping is required in the internal area of parking lots. <br /> (2) If the parking area contains more than twenty parking spaces or six thousand square feet <br /> of maneuvering area, and less than one hundred parking spaces, a minimum of twenty square <br /> feet of landscaping shall be planted for each parking stall. At least one tree shall be provided <br /> for each eight parking spaces.
