These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the (2009 International Building Code,) (2009 International Residential Code,) as amended by the State of Washington and/or Washington State Energy Code 2009 Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new complete sets of drawings reflecting the corrections requested. 1. Revised plans do not show smoke alarms. Provide smoke alarms per R314 International Residential Code (IRC). Show on plans. 2. The energy code component compliance worksheet shows R-60 blown insulation w/advanced framing. Advanced framing requires raised heel trusses. Please revise. 3. The worksheet also shows 2x6 walls with R-22 + R-5 foam using advanced framing. Since this is an existing structure with existing framing, advanced framing is likely not achievable. Provide details to define advanced framing for this application. 4. The floor plan shows (2) 3'-0"x 8'-0" French doors. The elevations show a pair of 3'-0" x 6'-8"doors. 5. Specify safety glass at hazardous location as defined in section R308 IRC. 6. Specify height of existing walls in garage. Plans scale at approximately 8'-8".
