Electrical wiring exposed to water will be required to be made available for inspection. Water-exposed wiring <br /> will be required to be replaced per the following WAC: <br /> WAC 296-466-110 General— Requirements for electrical installations. <br /> 011 Deteriorating agents. <br /> (2) Electrical equipment and wiring that has been submerged or exposed to water must comply with the <br /> following: <br /> (a) All breakers, fuses, controllers, receptacles, lighting switches/dimmers, electric heaters, and any sealed <br /> device/equipment(e.g. relays, contactors, etc.) must be replaced. <br /> (b) all other electrical equipment(e.g. wiring, breaker panelboards, disconnect switches, switchgear, motor <br /> control centers, boiler controls, HVAC/R equipment, electric motors, transformers, appliances, water heaters, <br /> and similar appliances) must be replaced or reconditioned by the original manufacturer or by its approved <br /> representative. <br /> Gypsum Wall Board <br /> Much of the gypsum wall board (GWB) has been exposed to water for the entire fall/winter season as the <br /> building has not been properly secured from water intrusion. The affected GWB exists throughout the structure <br /> and includes areas that were not directly impacted by the roof damage but have been otherwise exposed to <br /> high levels of moisture, standing water and water traveling throughout. <br /> The Gypsum Association has a publication entitled "Assessing Water Damage to Gypsum Board" (GA-231-06). <br /> That document would direct that the majority of the GWB within the structure needs to be removed and <br /> replaced. <br /> Permits <br /> Construction permits are required to remediate the damage. A certificate of occupancy will not be able to be <br /> issued for this structure until all the damaged building systems have been repaired, inspected and approved. <br /> In order to secure permits to repair the damage, a survey of the damage should be performed. Construction <br /> plans will need to be drafted that identify the damaged materials and systems to be replaced. Permit <br /> applications and plans may be submitted for review at the Permit Center located at 3200 Cedar Street, Monday <br /> through Friday between 7:30—11:30 and 1:00—3:30.
