The agreement also <br /> includes a condition which requires additional analysis by the <br /> Zevenbergens within six months of the date of execution of <br /> these Findings and Conclusions and a decision by the Public <br /> Works Director to determine if an easement will be required to <br /> the central plateau area of the Zevenbergen property through <br /> the Merrill Creek site <br /> FINDINGS <br /> Storm Drainage: The subject site is in the Merrill and <br /> Ring Creek, Phillips Creek and Glenwood Creek drainage basins. <br /> The three creeks travel in a south to north direction and <br /> discharge directly to Puget Sound. <br /> Merrill and Ring Creek is located to the west of this <br /> site, but approximately 10 acres of the site is tributary to <br /> the creek. The headwaters of Phillips Creek are located on <br /> this site and approximately 35.6 acres on the site are <br /> tributary to Phillips Creek. Glenwood Creek is located in the <br /> eastern portion of the site and approximately 51 . 4 acres of <br /> the site are tributary to Glenwood Creek. Wetlands associated <br /> with Phillips Creek and Glenwood Creek are on the site, as <br /> 1 well as springs in the Glenwood Creek Basin. <br /> In 1982 , City Council adopted a drainage plan for south <br /> Everett which included these three basins. The Plan sets <br /> forth goals, policies, and construction projects for each of <br /> the three basins. <br /> 1 27 <br />
