00000S <br /> Bay Ridge Development <br /> SMA 7-88 <br /> Page -17- <br /> 25. The Applicant shall provide a school bus pick up on the internal road <br /> of the development. This bus access will remove the children from the <br /> traffic on S.R. 527. <br /> 26. Fire lanes are required with signage to meet all Fire Department <br /> specifications. <br /> 27. The complex street address must be clearly visible from S.R. 527. <br /> 28. Automatic fire alarms are required in all buildings and the recreation <br /> building requires panic hardware on exit doors in compliance with the <br /> Uniform Fire Code. <br /> 29. Pedestrian access shall be provided, to24th Drive SE. The Applicant <br /> shall be responsible for acquiring and improving said access. <br /> 30. The Applicant shall obtain an Army Corp. of Engineers Permit prior to <br /> placement of fill in Silver Lake. <br /> 31. Solid wooden fencing six feet in height shall be provided around the <br /> wetland along the east property line following the southern edge of the <br /> 25 foot to 50 foot setback and along the western edge of the wetland <br /> east of the trail system to the edge of the fill at the south end of <br /> 24th Drive S.E. <br /> 32. The site access driveway must have three lanes (total width: 33 feet <br /> minimum, 36 feet desirable) to provide separate right-turn-only and <br /> left-turn-only existing lanes (10 feet to 11 feet wide each) plus a <br /> wider entering lane (13 feet to 16 feet wide) . This will help minimize <br /> delays and frustration to existing motorists. <br /> 33. The S.R. 527 shoulder pavement must be widened for a right-turn taper <br /> per WSDOT Design Manual Figure 324-11a serving northbound vehicles <br /> turning right into the driveway. Also, the right-turn radii on both <br /> sides of the driveway must be 35 feet if possible, per WSDOT Design <br /> Manual standards. This will allow for smoother right-turn movements <br /> and help minimize interference with northbound through traffic. <br /> 34. The Applicant shall sign an agreement to pay a fair share of the cost <br /> of designing and installing a pedestrian crosswalk or other pedestrian <br /> facility on S.R. 527 in the vicinity of the site which shall be <br /> installed if deemed necessary by the City Traffic Engineer. <br /> 35. The Applicant shall provide a bronze plaque on the project site <br /> • <br /> describing Joe St. Peter's contribution to the community. <br /> 030061 <br />
