Staff Report
Nomination of Watson's Bakery Building, 1812 Hewitt Avenue
For Listing on the Everett Register of Historic Places
Criteria for Listing in the Everett Register
To qualify for the Everett Register, a property must be at least 50 years old; significant to
Everett history, architecture, or cultural history; and retain significant historic character to
reflect the history of the community. The Watson's Bakery Building meets these criteria,
as follows:
• It was built in 1910, so it is 105 years old;
• It is significant as a contributing structure in the Hewitt Avenue National Register
Historic District; and
• It retains significant historic character as it is in its original location and the
exterior of the building is substantially original.
The Watson's Bakery Building falls into three additional categories, as described below:
• Embodies the distinctive architectural characteristics of a style.
The building embodies the characteristics of a vernacular commercial building of
the early 20th century. It is finished with orange pressed brick, a band of three
pairs of windows on the second story has wood trim bands above and below, and
a projecting cornice with dentils below it caps the building.
• Exemplifies or reflect elements of the city's cultural or architectural history.
The years between 1900 and 1915 were important in the growth of Everett; its
population swelled from 8,000 to 30,000 and the Hewitt Avenue business district
grew with it. Watson's Bakery Building was constructed for prominent local
realtors V.J. Pearse and A.D. Lucas who were involved in a number of
commercial buildings erected on Hewitt Avenue.
• Is associated with the lives of persons significant to national, state or local history.
Watson's Bakery Building was constructed for prominent local realtors V.J.
Pearse and A.D. Lucas as mentioned above. Information on the life of Mr. Lucas
is included in the History of Snohomish County, Washington, 1926; which
recognizes him as a successful businessman in real estate and insurance in Everett
and a person who "has done much to improve and beautify the city."
Staff Recommendation
Staff reconuuends that City Council place the Watson's Bakery Building on the Everett
Register of Historic Places.
2
