RESOLUTION NO. ? 2 A RESOLUTION amending the Comprehensive Plan of the City of Everett as provided for by Everett Municipal Code Title 2, Section 20, Subsection 120, to encompass an area bounded by Holly Drive, Dorn Avenue, 3rd Avenue SE, and 104 Street SE, - commonly known as the South Point district. WHEREAS, the City of Everett adopted a Generalized Land Use Plan map by Resolution No. 7264 in 1967; and WHEREAS, the City adopted the Everett Community Plan by Resolution No. 553 in 1972 as an "integral component of an official and flexible guide to development decisions," along with the 1967 Plan map; and WHEREAS, the City's existing citywide Comprehensive Plan consists of two maps, illustrating land use designation, transportation corridors and public facility locations, as well as a set of general goals, policies and plans; and WHEREAS, the City's current Comprehensive Plan is deficient for the South Point area because: 1. It does not provide adequate land use guidance for the Planning Commission to review land use development applications and rezone requests and the Hearing Examiner to review plats and subdivisions; and 2. It no longer contains updated public facilities and transportation elements which are consistent with the City's present planning needs and requirements; and WHEREAS, current development pressures identify the need to clarify the comprehensive plan map for the area known as South Point; and WHEREAS, the City initiated a comprehensive plan map updated for the South Point area; and WHEREAS, the Everett Planning Commission has reviewed the Plan map, has held public hearings concerning the document, and has reconciled all obvious inconsistencies between the South Point Area Comprehensive Plan map and existing citywide plan; and -1-
