• <br /> WHEREAS, we, members of the Everett City Council, have held a public <br /> hearing, have reviewed the South Point Area Comprehensive Plan map, and <br /> have found the Plan map in the best interest of the community. <br /> NOW, THEREFORE, BE IT RESOLVED THAT: <br /> 1. The Everett City Council approves the South Point Area <br /> Comprehensive Plan map as a guide for development in the area <br /> identified as the South Point district. <br /> 2. The South Point Plan map be accepted as an amendment to the <br /> comprehensive plan, and shall replace the existing Generalized <br /> Land Use Plan of 1967 and the Everett Community Plan of 1972 <br /> (maps and policies) as they relate to the South Point area. <br /> The plan map and recommendations presented in the South Point <br /> Comprehensive Plan amendment shall supersede similar elements <br /> set forth in the existing citywide comprehensive plan relative <br /> to the planning area. <br /> 3. The land use map of the South Point area shall be the <br /> controlling document for identifying land uses for public and <br /> private development proposals for South Point. <br /> 4. The South Point Plan map shall serve as a reference and guide <br /> in making necessary revisions to the Everett Zoning Code and <br /> other regulations relating to South Point. <br /> 5. In the event of potential conflict between the South Point <br /> plan map and recommendations and the existing citywide <br /> Comprehensive Plan, the South Point Comprehensive Plan shall <br /> be the City's policy in the South Point area. <br /> BE IT FURTHER RESOLVED THAT: <br /> 1. The Everett City Council approved the land use development <br /> concept depicted on the attached Plan map for the South Point <br /> area. <br /> The basic elements of the land use plan map comprise the <br /> following: <br /> a) A Single Family Residential-Detached unit zone ranging <br /> from 5-10 dwelling units per acre; <br /> b) A Single Family Residential-Attached unit zone ranging <br /> from 8-12 dwelling units per acre; <br /> c) A Multi-Family Residential zone ranging from 15-25 <br /> dwelling units per acre; <br /> d) A Multi-Family High Density Residential zone ranging <br /> from 25-50 dwelling units per acre; <br /> -2- <br />
