Charlotte Seymour Appeal <br /> Appeal 1-85 <br /> Page - 3 - <br /> B. No products shall be sold or displayed <br /> on the premises ; <br /> C. No receipt or distribution of products <br /> shall be permitted except as is commonly <br /> anticipated in residential areas, it <br /> being the intent of this section to <br /> prohibit excessive truck traffic on <br /> residential, non-arterial streets ; <br /> D. No person other than the occupant of the <br /> dwelling shall be employed on the <br /> premises ; <br /> E. No more than one-quarter of the total <br /> floor area of the dwelling shall be used <br /> for the occupation; <br /> F. Access to the work space shall be from <br /> within the structure and not directly to <br /> the outside ; <br /> G. No sign advertising the home occupation <br /> shall be permitted in an R-S , R-1 , or <br /> R-2 single family residential district; <br /> H. A sign not to exceed two square feet in <br /> area, unlighted and placed flat against <br /> the dwelling structure shall be <br /> permitted for each home occupation in an <br /> R-3 or R-4 district. (Section 19.44 .020) <br /> 8 . Section 19.44. 030 of the Everett Zoning Code allows that <br /> a building official of the City of Everett to determine <br /> if the requested specific Home Occupation Permit should <br /> be granted. In making the determination the building <br /> official must consider the following: <br /> A. The impact of the use on the residential <br /> character of the area from the <br /> standpoint of aesthetics , privacy, <br /> nuisance , traffic and the overall <br /> integrity of the residential <br /> neighborhood; <br /> B. The need for such home occupation to be <br /> located in a residential area versus a <br /> commercially zoned area , it being the <br /> intent of the requirement to preserve <br /> the stability of the City' s commercial <br /> areas ; <br /> C. Hardships which may be imposed upon the <br /> occupant if he is required to locate his <br /> facility in a typical commercial zone. <br /> Hardships may include but not be limited <br /> to physical handicap, sole head of <br /> household with dependent minors , or <br /> supplemental income for the retired <br /> elderly. (Section 19 . 44 . 030) <br />
