The scope of our services
consisted of exploring site surface and subsurface conditions, and then developing this report to
provide stormwater infiltration considerations and recommendations. This work was authorized by
your acceptance of our Contract for Professional Services.
Project Description
Based on the provided site plan, and our discussions with you, we expect that the vacant property
will be developed with two duplexes. These structures will be oriented with the long direction
running north to south, and will have garages on either end. Access to the property will be provided
by a new driveway entering the northeast corner of the property from Casino Road. This driveway
will extend down the eastern side of the site. On-site infiltration of stormwater is proposed. The
preliminary design provided indicates that infiltration trenches would be focated along the north and
east sides of the property. As is prudent with all infiltration systems, an overflow to the storm drain
will be provided in the event the infiltratian system is overwhelmed by excessive precipitation, or if
its performance degrades in the future.
Surface Conditions
At the time of our site visit on August 27, 2015, the majority of the property has been cleared of
vegetation. In general, the site slopes very gently down toward the southwest. There are no steep
slopes on the site or on the adjoining properties. The subject property is located at the top of a local
high ground that sfopes gently down toward the south and southwest. Casino Road extends along
the northern side of the property. To the west south and east are paved driveway and parking
areas for the adjacent elementary school.
r / i
