(2) If the parking area contains more than ten parking spaces or four thousand square feet of <br /> maneuvering area, and less than one hundred parking spaces, a minimum of one tree shall be planted <br /> for every eight parking spaces. Calculations resulting in a fraction larger than one-half shall be <br /> rounded up to the next whole number. <br /> (3) If the parking area contains one hundred or more parking spaces, a minimum of one tree shall be <br /> planted for every six parking spaces. Calculations resulting in a fraction larger than one-half shall be <br /> rounded up to the next whole number. <br /> (4) Outdoor storage areas and vehicle sales do not require interior landscaping; however, such sites <br /> shall still provide landscaping along street frontages and other lot lines as required by subsection A of <br /> this section and Table 35-1. <br /> Landscape areas must be planted and located per Section 35.080E of the Zoning Code. <br /> d. Prior to issuance of any permits, landscaping plans must be reviewed and approved by the <br /> Planning Department per Section 35.100 of the Zoning Code. The landscaping plan must <br /> show location and dimensions of required vegetated swales, wetponds, detention ponds, <br /> rociceries and retaining walls, and grading at 2 foot intervals. Irrigation systems must be <br /> provided in all landscaped areas per Section 35.130 of the Zoning Code. A 2 year <br /> maintenance assurance device must be provided for the landscaping per Section 35.130B of <br /> the Zoning Code. <br /> 34. A permanent fence must be constructed along the entire edge of the environmentally critical area <br /> buffer. The design of the fence shall be split rail, or an alternative approved by the Planning <br /> Department prior to final subdivision approval. City of Everett critical area signs must be placed at <br /> approximately 100-foot intervals along the fence. The signs are available from the Planning and <br /> Community Development Department. <br /> 35. The stream and wetland buffer shall be as shown on the site plan. There shall be no clearing, <br /> grading, cutting of vegetation, or placement of structures within the environmentally sensitive area or <br /> buffer, except for removal of dead, dying, diseased or hazardous trees as approved by the Planning <br /> Department. <br /> 36. Prior to commencement of construction activities, all protected wetlands and their associated buffers <br /> shall be marked/fenced in the field and verified by the biologist and Planning Department. Wetland <br /> buffers shall be as shown on the SEYA site plan on file at the Planning Department. <br /> 37. A final stream and wetland buffer enhancement plan must be submitted and approved prior to <br /> issuance of construction permits for Phase I. The plan must include a detailed planting plan, and <br /> monitoring and contingency provisions. The buffers as shown on this plan must be consistent with <br /> the preliminary plan approved and the final plat map. <br /> 38. A performance bond or set-aside must be submitted to the City prior to issuance of any construction <br /> pernzits. All buffer enhancement work shall be completed prior to release of the performance bond. <br /> An as-built report of the buffer enhancement must be submitted to the City by the �vetland biologist <br /> for review and approval. <br /> 39. A bond lnust be provided, prior to final inspection approval, to cover 90% of the estimated <br /> moilitoi•ing and maintenance work for the wetland mitigation project. <br /> � � � � <br /> / . <br />
