28. Placement and screening of refuse disposal areas must be provided per Section 39.080 of the Zoning <br /> Code as follows: <br /> a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all multiple family, <br /> commercial, industrial, and institutional developments and shall not be located in a required <br /> front yard setback area, or street side setback area for corner lots. Where an alley abuts a lot, <br /> the garbage receptacles, dumpster, or recycle bin shall be located adjacent to the alley. <br /> b. All garbage dumpsters and recycle bins must be screened from view from the street and from <br /> adjacent properties. This screening may be done using dense vegetation or by placing the <br /> dumpster or recycle bin in a structural enclosure. <br /> c. For specifics on design of refuse and recycling facilities, contact Rubatino Refuse Removal, <br /> Inc. at 259-0044 for areas generally north of 112th Street. For areas east of I-5 from Valley <br /> View south, contact Waste Management Northwest, Inc. at 337-1197. <br /> 29. Any rockeries or retaining walls proposed in required setback areas must be in conformance with <br /> Section 39.150 of the Zoning Code. <br /> 30. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of the Zoning <br /> Code. <br /> 31 Building setbacl<s must be a minimum of 20 feet front yard, 20 feet rear yard, and 10 feet interior <br /> (west). Building height shall be a maximum of 65 feet, except that a maximum of 35 feet is <br /> permitted within 100 feet of the east property line adjacent to the R-2 zone. <br /> 32. Equipment or vents which generated noise or air emissions shall be located on the opposite side the <br /> of the building from the adjoining residential property to the east of this site. <br /> 33. Exterior lighting shall be shielded and directed away from the adjoining residential properties and <br /> streets. <br /> Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this must include <br /> the following: <br /> a. A landscape strip a minimum of 20 feet wide must be provided in the front yard setback area <br /> along the Holly Drive frontage, except for the driveway. This area shall be planted with Type <br /> III landscaping. <br /> b. A landscape strip a minimum of 10 feet wide must be provided along the north and west <br /> property lines. This area shall be planted with Type II landscaping. <br /> c. The following amounts of landscaping shall be provided in the internal area of parking lots <br /> exclusive of the landscaping required to be provided along street frontages and along other lot <br /> lines: <br /> (1) If a lot or development site contains a total of ten or fewer parking spaces, or not more than four <br /> thousand square feet of parking and maneuvering area, ��hichever is less, no landscaping is required in <br /> the internal area of parking lots. <br /> 6 �l <br /> i <br /> % <br />
