c. Materials. <br />(1) Metal siding. If metal siding is used, it shall have visible corner moldings and trim <br />and incoraorate masonry or other similar durable/permanent material near the ground <br />level (first 2 feet above sidewalk or ground level). <br />(2) Concrete block: When used for the facade of anv building, concrete blocks shall <br />be split, rock- or ground -faced. To add visual interest, the use of a specialized textures <br />and/or colors used effectively with other building materials and details are encouraged. <br />(3) Exterior Insulation and Finish System (EIFS) and similar troweled finishes <br />(stucco): <br />(a) EIFS shall be trimmed in wood, masonry, or other approved materials and shall <br />be sheltered from extreme weather by roof overhangs or other methods. <br />(b) EIFS may only be used in conjunction with other approved building materials. <br />Generally, the use of EIFS for more than 50 percent of the building facade is <br />discouraged. <br />(c) EIFS is prohibited within 2 vertical feet of the sidewalk or ground level. Masonry <br />or other similar durable/permanent materials shall be used. <br />(4) Prohibited materials: <br />(a) Mirrored glass is prohibited at the ground level along designated Retail Streets. <br />Mirrored glass covering more than 10 percent of the exterior of any building is <br />prohibited. <br />(b) Textured or scored plywood (including T-111 or similar plywood). <br />(c) Stucco board. <br />(d) Other materials as determined by the City that are not of suitable quality and <br />durability for downtown. <br />Example: Where metal siding is used, it shall have visible corner moldings and trim and <br />incorporate durable materials, such as masonry, on the ground floor. <br />
