The goals, policies and land use map of the 19th Ave. S.E. <br /> Plan shall be the controlling document for evaluating public <br /> and private development proposals for the 19th Ave. S.E. <br /> area. <br /> 4. The 19th Ave. S.E. Plan shall serve as a reference document <br /> and guide in making necessary revisions to the Everett <br /> Zoning Code and other codes and regulations relating to 19th <br /> Ave. S.E. <br /> 5. In the event of potential conflict between the 19th Ave. <br /> S.E. Plan map, policies and recommendations, and the <br /> existing city-wide comprehensive plan, the 19th Ave. S.E. <br /> Comprehensive Plan shall be the City's policy in the 19th <br /> Ave. S.E. area. <br /> 6. Because of the traffic volume anticipated in the future, <br /> strict attention shall be given to reducing the number of <br /> curb cuts on 19th Ave. SE and 112th SE to preserve it (19th <br /> Ave. ) as a main arterial for through traffic. <br /> BE IT FURTHER RESOLVED THAT: <br /> 1. The Everett City Council approves the land use development <br /> concepts shown in Alternative No. 2 of the 19th Ave. S.E. <br /> Plan. The basic elements of the land use concept are <br /> comprised of the following: <br /> A. Mixed use development, throughout the study area as <br /> shown on the Alternative #2 Plan map. <br /> B. A contiguous landscaped buffer is to be located along <br /> the western edge of the Study Area. <br /> C.
