May 10, 2016 <br /> Report of Inspection—2528 East Grand Avenue <br /> Basement <br /> Plumbing: <br /> 0K' — 1. I found a lack of hangers and support for both the water lines and the waste lines. The <br /> UPC requires Copper pipe to be supported every 6 feet and if the hangers are of a <br /> dissimilar metal,you must provide an insulating barrier such as duct tape to avoid <br /> electrolysis. I observed p-tape holding up copper lines, these are dissimilar metals. The <br /> ABS pipe must be supported every 4 feet. See UPC Table 313.1 for other materials. <br /> uo Only 2. The waste and vent lines throughout the house that the inspector could see do not meet <br /> code for methods and materials. See UPC chapter 3 and 7. <br /> Co,crer�ed-- 3. There is a3/4"white PVC water line tied into the copper water service that appears to <br /> ��— be routed outside. Where does this line go and what does it serve? If it serves an <br /> irrigation system, then it will have to be protected with an approved backflow device. <br /> PVC water lines are not approved for inside the building. <br /> Mechanical: <br /> 4. The mechanical ducts throughout the basement are not sealed at the joints; some were <br /> dislodged to a point where gaps were showing. See M1601.4 IRC <br /> 5. If the basement is unheated, the heat ducts must be insulated to a min of R-8. See the <br /> Energy Code for details. <br /> 6. Metal ducts shall be supported every 10 ft. Flexible ducts,supported per manufacturers <br /> specs. See M1601.4.3 IRC. <br /> 5. The 13-vent from the furnace appears to be back graded and the duct must maintain a <br /> 1" clearance to combustibles throughout its length. <br /> First Floor <br /> Plumbing: <br /> 1. The drainage under the Kitchen sinks on this floor could use some adjusting. They are <br /> back graded and the accordion tailpieces are not allowed. See 420.3 and 701.2 UPC. <br /> Mechanical: <br /> 1. The exhaust fan in the bathroom on this floor terminates into the basement. It must <br /> terminate outside. <br /> 2. Type 11 hoods are missing over the stoves in the kitchens. <br /> Second Floor <br /> Plumbing: <br /> 1. The water heater on this floor has a 1"hr. rating of 89 Gallons. It does not have <br /> earthquake straps installed and the Temperature and Pressure Relief must be piped to <br /> within 24"- 6" of the floor. <br /> Mechanical: <br /> 1. The bathroom on this floor doesn't have a window or an exhaust fan. <br />
