In the event of identified conflict between various policies within the <br /> Southwest Everett Plan, the appropriate decision makers shall utilize <br /> the conflict resolution process contained in the Plan. <br /> BE IT FURTHER RESOLVED THAT: <br /> 1. The Everett City Council approves the land use development concepts <br /> shown in Alternative No. 5 of the Southwest Everett Plan. The basic <br /> elements of the land use concept comprise the following: <br /> a. A Medium Density Residential Zone ranging in density from 8-12 <br /> dwelling units per acre; <br /> b. A High Density Residential Zone ranging from 15-25 dwelling <br /> units per acre; <br /> c. A Planned Industrial District Zone allowing certain types of <br /> industrial uses; <br /> d. A Special Manufacturing Zone allowing continued sand and gravel <br /> excavation and related product manufacture; <br /> e. A Transition Area designation requiring special land use <br /> treatment of certain designated areas to assure compatibility <br /> between different uses; <br /> f. A Buffer Area designation for areas that require special <br /> measures to mitigate environmental conflict; <br /> g. A Landing Field Zone identifying a Ldn 60 noise impact corridor <br /> and discouraging "noise sensitive" land uses within the landing <br /> field zone; <br /> h. A Transportation/Circulation concept as illustrated on the <br /> Alternative 115 plan map; <br /> i. An Open Space and "sensitive area" designation. <br /> 2. The Planning Commission shall on request by the Everett City Council <br /> review and when necessary revise the Southwest Everett Plan to <br /> reflect changing conditions.
