• <br /> CITY OF EVERETT SPU #10-81 ` ` _ 6 <br /> FIRE STATION #6 <br /> CONCLUSIONS <br /> 1. The application is for the approval of a Special Property Use Permit for <br /> property located at 9514 Evergreen Way, Everett, Washington, and more <br /> particularly described as set forth above. <br /> 2. The subject property is zoned C-1, General Commercial. <br /> 3. The Special Property Use Permit is for the construction of a fire station <br /> which will house six men, have two equipment bays and will also house a <br /> police reporting station. <br /> 4. The Everett Planning Department has determined that the proposed fire <br /> station will not have a significant adverse impact on the environment or <br /> change in the neighborhood. <br /> 5. Section 19.58.010(C) of the Everett Zoning Code requires that any <br /> governmental or quasi-governmental activity, including construction of <br /> buildings, must obtain a Special Property Use Permit prior to any <br /> construction. <br /> 6. Before a Special Property Use Permit will be granted within the City of <br /> Everett, the requirements and guidelines as set forth in Section 19.58.010 (B) <br /> must be met. These include: <br /> 1. The proposed use must be reasonably compatible with other uses and <br /> potential use within the general area in which the use is proposed to be <br /> located; <br /> 2. The proposed use must not have a serious adverse effect on the ecology <br /> and/or environment of the community; and <br /> 3. The proposed use must serve the public convenience and necessity. <br /> 7. The fire station will be reasonably compatible with other uses in the general <br /> area if proper landscaping is done and control of glare and noise is achieved <br /> at the proposed site. <br /> 8. The use will not have any serious adverse effect on the ecology or <br /> environment in the community. <br /> 9. The fire station will serve the public convenience and necessity by providing a <br /> fire station in a growing area of the City of Everett. <br /> 10. The Everett Planning Department has recommended approval of the Special <br /> Property Use Permit for the construction of a fire station at the above <br /> described property subject to the conditions listed in Finding #12. <br /> 11. There was no opposition testimony received at the public hearing for the <br /> approval of the Special Property Use Permit. <br /> -5- <br /> 21 <br />
