7. A specially designated area will be required for washing of cars by tenants of the complex. <br /> The area must be hydro-logically isolated from thc rest of the site, be covered, and washwater <br /> from the area must drain to the sanitary sewer after being routed through a battle-type <br /> oiVweter separator designed to City standards. Signs must be posted on the site limiting car <br /> washing to the designated area only. The tenant lease or rental agreement must contain a <br /> clause prohibiting car washing on the site outside of the specially designated area. A covenant <br /> must be recorded and signed by the owner stating that such a clause will be written into the <br /> tenant leases and/or rental agreements. In nddition, a note stating that car washing is only <br /> pertnissible in the designeted area must be included on the stortn drainege plans. <br /> 8. As an alternative to the specially designated car washing area, hosc bibs can be eliminated <br /> from the site or tenant access to them prevented. If this option is exercised, the tenant lease <br /> or rental agreement must contain a clausc prohibiting car washing on the site. A covenant <br /> must be recorded and signed by the owner statmg that such a clause will be written into the <br /> tenant leases and/or rental ageements. ln addition, a note stating that car washing is <br /> prohibited on the site must be edded on the storni drainage plans. <br /> 9. The tenant lease or rental agreement for the project must contain a clause prohibiting vehicle <br /> maintenance on the site. A covenant must be recorded and signed by the owner statmg that <br /> such a clause wil) be written into the tenant leases and/or rental agreements. <br /> 10. All storm drains in the complex must be stenciled with substantially the following lenguage: <br /> "Dump no waste, drains to wetland." This reminder is typically spray-painted on to the <br /> ground adjacent to the catch basin with the use of a stencil. The treatment needs to be <br /> repeated, approximatcly annually, when the paint wears off. The developer/owner may either ; <br /> perform the stenciling, or give permission for volunteer groups to enter onto the property and ; <br /> pert'orm the stenciling. 9 <br /> a <br /> 11. Protected pedestrian paths or sidewalks must connect W. Casino Rd. and 1 lth Dr. W to each ' <br /> of the buildings in the complex. An informational display area is required in the comPlex that <br /> provides such items as transit schedules, car/vao pool mfortnation and a list of ride match <br /> service phone numbers. The environmental checklist stated that the proponent would provide <br /> new tenants with complimentary bus passes to encourege transit use. <br /> 12. A bus shelter must be added to W. Casino Road as directed by the Ciry Traffic Engineer. <br /> 13. Parking spaces must be assigned to speciflc units within the complex and loading zones are <br /> required at community mailbox locations. <br /> 14. A tratfic mitigntion fce of$I 1,717 is required before building permits are issucd. <br /> I S. Based upon 16,676 square feet of Type V-N, sprinklered construction, the fire tlow <br /> requirement is 1,750 GPM. <br /> I6. (i) Fire flow requirements: Thc Uniform Building Code, 1988 edition, req�ires that all <br /> apartment houses of 3 stories or morr., or containing 16 or more dwellind units provide <br /> an automatic sprinkler system installed in compliance with UBC Standard 38-I and/or <br /> NFPA Standard I 3 for cach building. <br /> (ii) Plans for any such system must be submitted to the Building Department and Everett <br /> Fire Department for examination and approval. Such plans must include plans for the <br /> underground mains that will supply the spnnkler system. <br /> � <br />
