INFORMATION FOR THE APPLICANT AND DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA <br /> conditions. All requirements are preliminary in nature, and are based upon the preliminary site <br /> plan and the ordinances in effect at time of submitlal for SEPA review. The proposel must <br /> comply with all ordinances in efTcet al the lime a complete building permit application is <br /> filed, iicluding thoae not apceifically aet forth herein. (Exception: For vesting under the <br /> Zoning Code, please refer to Section 44 of the Zoning Code.) Contact the 'rianning Department <br /> for information regarding appeals processes for the reqwrements listed in this document. <br /> 1. The utility connection charge that is collected from all building permit epplicants at the <br /> time of bwlding permit issuancc will be increased by approximately 50% effective July 13, <br /> 1994. The charge will egain be increased by 50% effectrve January 13: 1995. To avoid <br /> the higher utility connection charge a complete building permit application (including <br /> appropriete civil construction plans stamped by a licensed engineer) must be filed with the <br /> City's Public Works Department prior to the effective date of the increase. <br /> 2. Parking must be per City Zoning Code and City Design and Construction Standerds. <br /> 3. Placement and screening of refuse disposal areas must be provided per Section 39.080 of <br /> the Zoning Code. <br /> 4. My rockeries or retaining walls proposed in required setback areas must be in <br /> conformance with Section 39.I 50 of the Zoning Code. <br /> 5. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of <br /> the Zoning Code. <br /> G. Building setbacks must be consistent with Section 13.01 of the Zoning Code. <br /> 7. Landscaping must be provided per Section 3.5 of the Zoning Code. <br /> 8. Prior to issuance of any permits, landscnping plans must be reviewed and approved by the <br /> Planning Department per Section 35.100 of the Zoning Code. The landscaping plan must <br /> show location and dimensions of any required vcgetated swales, wetponds, detention <br /> ponds, rockeries and reteining walls, and grading at 2 foot intervals. Irrigation systems <br /> must be provided in all landscaped areas per Section 35.130 ofthe Zoning Code. A 2 year <br /> maintenance assurance device must be provided for the landscaping per Section 35.130D <br /> of thc 7.oning Code. <br /> 9. Calculations for open space areas must bc provided on the plans submitted for Building <br /> Permits. Landscaping in the parking areas and setbacks shall uot be counted in meeting <br /> this standard. <br /> 10. On-site recreation facilities must be provided per Section I 5.I 10 of the Zoning Codc. As <br /> �art of the building pertnit application, thc applicant must submit a recrcation plan <br /> mcluding standards and specifications for recreation areas and equipment, both inside and <br /> outside the building, including pictures of proposed equipment. I£sutFicient infortnation is <br /> not known at time ot'submittal for building �ermits, min�mum specifications or examples <br /> must be provided. Prior to the issuance ot l3uilding permits, the Planning Department <br /> must approve a plan for on-site recreation facilities. Tot lots must be located in central <br /> areas, where adequate supervision of children can be provided. <br /> 5 <br />
