• <br /> While the outdoor industrial uses would be more limited in <br /> the C-2 , M-M and M-1 zones than in the M-2 zone, the noise <br /> levels anticipated from such activities is of a lower <br /> reading than that generated by truck traffic. Truck traffic <br /> should be expected from all industrial zones and industrial <br /> uses. Noise impacts should be evaluated on the basis of a <br /> specific use, and noise mitigation should be applied as part <br /> of the review process for any proposed land use, based upon <br /> the noise generating characteristics of the particular use. <br /> Conclusion: The noise impacts resulting from the C-2 zone <br /> would generally be less than in the heavy manufacturing <br /> zone. Actual noise levels can be more accurately evaluated <br /> and mitigated when specific uses are proposed. <br /> C. Transportation Tmpacts. The traffic impacts anticipated <br /> from any industrial zoning of the site are variable, <br /> depending upon the specific use of the site. Estimates of <br /> vehicular traffic, at full development of the 3 .57 acre <br /> area, range from a low of 74 vehicle trips per day to a high <br /> of 422 vehicle trips per day. A round trip equals two <br /> vehicle trips, one coming to and one leaving the site. The <br /> percentage of vehicle trips which are truck trips also vary <br /> depending upon the specific use of the site. Actual <br /> transportation impacts can be better understood when <br /> specific uses are proposed and can be more effectively <br /> evaluated and mitigated through the SEPA process and the <br /> City's Traffic Mitigation Ordinance. <br /> Cnnclnslnn: Actual transportation impacts can be more <br /> accurately evaluated when a specific use of the site is <br /> proposed. The City's Interim Traffic Mitigation Ordinance <br /> will require additional mitigation of transportation <br /> impacts. <br /> D.
