Vegetation Removal : Except as noted below, no <br /> removal of trees is permitted within the native <br /> growth protection easement areas, except the <br /> minimum necessary to construct recreational <br /> trails and utility improvements. The owner may <br /> establish view corridors through these areas <br /> through the use of tree trimming and tree <br /> topping only, after a plan is approved by the <br /> Planning Department. All trimming and tree <br /> topping shall be done with hand held equipment. <br /> No vehicles will be permitted. <br /> Removal and replacement of dead, damaged or <br /> diseased trees or trees that endanger adjoining <br /> propertieswill be permitted if approved by the <br /> Planning Department.artment. Prior to removal of the <br /> trees, the City must approve a plan which <br /> provides for replacement of the trees with native <br /> species that will provide equal or greater <br /> screening at maturity. The trees must be <br /> replaced within two weeks of removal of the <br /> original trees; except that if seasonal <br /> limitations apply bonding may be permitted by the <br /> City. Replacement evergreen trees shall be a <br /> minimum of 6 feet in height at time of planting <br /> and replacement deciduous trees shall be a <br /> minimum of 1 -1/2 inches in caliper at time of <br /> planting. Larger tree sizes may be required by <br /> the Planning Department. <br /> i' 5. Construction Protection of Native Growth <br /> Protection Easements: Prior to issuance of <br /> permits for any phase, all areas in that phase <br /> within 100 feet of the proposed site work which <br /> will remain in native growth protection easements <br /> shall be roped off with a continuous rope or <br /> fenced off in the field and no construction <br /> equipment or activity shall be permitted within <br /> those areas, except as approved by the Planning <br /> Department. <br /> l <br /> 1 . Cleared Areas at Tops of Slopes: Cleared areas at <br /> !i the top of slopes adjacent to ravines must be planted <br /> with native species, including shrubs with berries, <br /> to reduce human intrusion into the ravine areas and <br /> to provide an "edge" for bird life that may not use a <br /> closed canopy forest environment. <br /> m. Parking Lot Landscaping: The following amounts of <br /> landscaping shall be provided in the internal area of <br /> parking lots in islands, exclusive of the landscaping <br /> required to be provided along street frontages and <br /> � buffer areas: <br /> !I <br /> 1 . Amount: At least 35 square feet of landscaping <br /> must be provided for each parking stall proposed. <br /> 2 . Landscaping Standards: Landscaping of the <br /> parking areas shall conform to the following <br /> � standards: <br /> a. No required landscape area shall be less than <br /> sixty-four (64) square feet in area or eight <br /> feet in width. <br /> 7 <br />
