5. Temporary watering <br /> 6 . Commitment to revegetation of disturbed <br /> areas with native species and specimen <br /> quality plants where appropriate. <br /> c. Permanent Protection: Permanent protection <br /> shall include: <br /> 1 . Use of signage at trailheads to educate <br /> users about the sensitive areas <br /> 2 . Barrier vegetation to encourage foot <br /> traffic to stay on paths in sensitive <br /> areas <br /> 3 . Overall design layout <br /> 4 . Administrative controls including: <br /> information sheets to all tenants with <br /> lease agreement, site map showing <br /> native growth protection easements in <br /> recreation centers, maintenance of all <br /> trails and signage. <br /> p. Assurance Devices - Landscaped Areas <br /> 1 . Maintenance Assurance Device: <br /> The Planning/Community Development Director may <br /> require a maintenance assurance device when <br /> necessary to insure that improvements required by <br /> this agreement are properly maintained. The <br /> Planning/Community Development Director shall <br /> establish a time frame for which the maintenance <br /> assurance device shall be effective. <br /> 2. Form of Assurance Device: <br /> In each case where the City requires or allows an <br /> assurance device under this agreement, the <br /> Planning/Community Development Director shall <br /> determine the type of assurance device that will <br /> be used. <br /> 3 . Amount of Assurance Device: <br /> General - The Planning/Community Development <br /> Director shall determine the amount of the <br /> assurance device as follows: <br /> a. For a performance assurance device the <br /> amount shall be three-hundred (300) percent <br /> of the cost of the work or improvements <br /> covered by the assurance device based on <br /> estimated costs immediately following the <br /> expiration of the device. <br /> b. For a maintenance device the amount will <br /> not be less than ten (10) percent of the <br /> cost of replacing the materials covered by <br /> the assurance devices based on estimated <br /> costs on the last day covered by the <br /> device. <br /> c. In determining the amount of the assurance <br /> device, the Planning/Community Development <br /> Director may require the applicant to <br /> 10 <br />
