townhouse units may be transferred to multiple family <br /> housing. <br /> The single family lots abutting the Plat of Edgemoor <br /> Heights shall be a minimum of 12 ,500 square feet in <br /> area. All other single family lots shall be a <br /> minimum of 5,000 square feet in area. Building <br /> envelopes for all single family lots must be shown on <br /> the face of the subdivision map submitted for review. <br /> This may result in required lot sizes in excess of <br /> 5,000 square feet. <br /> b. Recreational buildings and facilities are permitted <br /> as accessory uses. <br /> c. Day cares are permitted, provided that a Special <br /> Property Use Permit is obtained and recreational <br /> facilities for the day care are provided in addition <br /> to the recreational facilities required for the <br /> residents. <br /> d. Home occupations are permitted per Zoning Code <br /> requirements in effect at time of application for the <br /> home occupation. <br /> e. Public school instructional facilities. <br /> f. On-site long term parking or storage of automobiles, <br /> vehicles, trailers, boats and commercial vehicles <br /> shall be prohibited on this site. The property owner <br /> is responsible for ensuring that these activities do <br /> not occur. <br /> g. All uses not specifically listed as permitted are <br /> prohibited. <br /> 2. FINAL SITE PLANS/REVIEW PROCESS <br /> a. At time of application for building permits for each <br /> of the phases, the Applicant must complete a SEPA <br /> environmental review for the detailed site plans. <br /> The information submitted for these reviews must <br /> include detailed soils/geotechnical analysis, <br /> detailed drainage plans and detailed grading plans. <br /> The geotechnical studies must include slope <br /> stability analysis for any proposed construction on <br /> slopes of greater than 15 percent. <br /> The individual phases shall be reviewed in <br /> accordance with the SEPA policies in effect at time <br /> of application for building permits. <br /> b. The site must be developed in general conformance <br /> with the master site plan reviewed by the Planning <br /> Commission and City Council (See Exhibit "B" , <br /> attached hereto and incorporated herein by reference) <br /> as modified to comply with the terms and requirements <br /> of the Concomitant Agreement to the rezone for this <br /> proposal . The master site plan includes four phases <br /> of development. Phases 1 , 2 , and 3 are multiple <br /> family/townhouse phases and Phase 4 is a single <br /> family plat. <br /> c. The final site plan for each phase will be reviewed <br /> administratively by the Planning Department through <br /> the SEPA process. <br /> 2 <br />
