Prior to removal of any trees within the buffer <br /> area, the area where clearing and grading is not <br /> permitted will be marked and roped or fenced and <br /> no construction is permitted within that area, <br /> except to allow construction of utilities. <br /> 5. Additional planting of evergreen trees and/or <br /> shrubs may be required by the City prior to <br /> issuance of occupancy permits in order to ensure <br /> that adequate visual separation from adjacent <br /> single family homes exists. Bonding for <br /> plantings may be permitted if seasonal planting <br /> restrictions apply. <br /> 6. All disturbed vegetation must be replanted in <br /> accordance with Transitional Planting Zones <br /> and/or Ornamental Landscape Zones per Exhibit "D" <br /> to this contract, as approved by the Planning <br /> Department. <br /> 7. To the extent feasible through engineering, where <br /> utilities are constructed within buffers, <br /> construction must occur on a diagonal to ensure <br /> that the buffer can be sight obscuring. Any <br /> portion of the buffer cleared for construction of <br /> the utility corridors which lies outside the <br /> easements, must be replanted per the approved <br /> landscaping plan. <br /> 8. Removal and replacement of dead, damaged or <br /> diseased trees or trees that endanger adjoining <br /> properties will be permitted if approved by the <br /> Planning/Community Development Department. Prior <br /> to removal of the trees, the City must approve a <br /> plan which provides for replacement of the trees <br /> with native species that will provide equal or <br /> greater screening at maturity. The trees must <br /> be replaced within two weeks of removal of the <br /> original trees; except that bonding may be <br /> permitted by the City if seasonal limitations on <br /> planting apply. Replacement evergreen trees <br /> shall be a minimum of 6 feet in height at time of <br /> planting and replacement deciduous trees shall be <br /> a minimum of 1-1/2 inches in caliper at time of <br /> planting. Larger tree sizes may be required by <br /> the Planning Department. <br /> i. Interior Buffers: A buffer a minimum of 50 feet in <br /> width must be provided between the single family <br /> plat (Phase 4 ) and the townhouse and multiple family <br /> developments (Phases 1 , 2, and 3 ) . <br /> j . Landscape Separation from Public Right-of-way (South <br /> Property Line) : The minimum landscape width between <br /> Merrill Creek Parkway and any structures or parking <br /> lots shall be a minimum of 20 feet. Landscaping <br /> within this area shall consist of a minimum of the <br /> following: <br /> 1 . Canopy-type deciduous trees or spreading <br /> evergreen trees planted in wells or strips with a <br /> mix of living evergreen and deciduous ground <br /> covers and low shrubs. Up to one-hundred (100) <br /> percent of the trees may be deciduous. Deciduous <br /> trees shall have a minimum trunk diameter of one <br /> and one-half inches and a minimum height of six <br /> 5 <br />
