Irrigation: All required landscaping shall be <br /> irrigated, including parking lot landscaping; except <br /> that plantings in Native Growth Protection Easement <br /> areas and transition areas need not be irrigated. <br /> e. Buffers Along East Property Line: <br /> 1. Phase 4 : A buffer is not required along this <br /> property line. <br /> 2. Phase 1 : The area to remain in native growth <br /> protection easements in Phase I shall be a buffer <br /> between the multiple family development and <br /> residential property to the east. <br /> f. Buffers Along North Property Line: <br /> 1. Phase 3 : A 200 foot buffer is required along <br /> the north property line adjacent to the Plats of <br /> Edgemoor Heights and Harbor Ridge, except that <br /> the turnaround is permitted per Exhibit "B" . <br /> 2 . Phase 4 : A buffer is not required along the <br /> north property line. <br /> 3 . Phase 1 : A 120 foot buffer is required along the <br /> north property line. <br /> g. Buffers Along West Property Line (Phase 3 ) : A 50 <br /> foot buffer must be provided along the west property <br /> line. <br /> h. Restrictions on Activities in Buffers: <br /> 1. The Applicant will clear to the edge of the <br /> buffer boundaries as shown on the approved master <br /> plan at time of construction of each phase. <br /> After that portion of the site is cleared, the <br /> Applicant will meet in the field with <br /> representatives of the Planning and Parks <br /> Departments and the CARE neighborhood group to <br /> discuss which trees in the buffer areas can be <br /> removed to allow construction of the buildings <br /> abutting the buffers. The CARE neighborhood <br /> group shall designate two persons to represent <br /> the group in this matter. CARE's involvement <br /> shall be limited to buffer areas along the north <br /> property line of Phase III and the south <br /> property line of the Zevenbergen property. After <br /> accepting comments from all parties, the Planning <br /> Department will make the final decision as to <br /> which trees can be removed (in compliance with <br /> items 2 through 8 below) . <br /> 2. The City will look at drip lines of trees along <br /> with root structure to determine which trees and <br /> ground cover must remain. The City will not <br /> approve a straight clearing line. <br /> 3 . In no case can trees be removed in the area more <br /> than 20 feet from the edge of the buffer in order <br /> to construct buildings. In areas where community <br /> gardens, picnic areas, and play facilities are <br /> provided, in no case can trees be removed within <br /> 25 feet of the property line, and buffers in <br /> those areas must be enhanced with additional <br /> 4 <br />
