C_K1'_`-_)"'1 <br /> Structural Design Associates <br /> Engineering Structures to Last <br /> May2, 2017 <br /> Port Gardner Bay Winery <br /> 3006 Rucker Ave <br /> Everett, WA 98201 <br /> Subject: Building Official Comments, Permit#B1702-045 <br /> To whom this may concern: <br /> At your request, this office reviewed the subject project to answer the building official comments. <br /> Following is our response to those comments: <br /> General <br /> ✓1. A licensed architect or engineer is required to stamp the drawings. <br /> See revised sheet 2/2. <br /> /3. Pathway designation are just floor markings to include the stage. Furniture markings are all movable <br /> furniture. <br /> 4. Both the winery and the wine tasting room are below 50%. The main floor use was office, and storage in <br /> the basement. <br /> Occupancy,Egress, and Fire Safety <br /> 1. Non-separated use is proposed between the three businesses. Structural engineering,the winery, and the <br /> wine tasting business will occur at separate times during the week,but never simultaneously, (see business <br /> hours of operation added to sheet 2/2). <br /> 2. See the revised area summary on sheet 2/2. <br /> a) See area summary on sheet 2/2. <br /> b) See floor plan on sheet 2/2. <br /> c) See floor plan on sheet 2/2. <br /> d) Winery is S-2 with alcohol by volume of 14 percent. <br /> e) Illuminated exit signs exists at the doors. <br /> f) The office, as well as the basement winery exit to the west through man-doors. A 5'-0"double door <br /> in the basement exits to the west ramp up to the alley. The winery basement man-door exits using <br /> stairs up to the alley. The basement also may use the stairway up for exiting to the east and west <br /> ends of the building. <br /> 3. 14%by volume as stated above. <br /> 4. The wine tasting room would be considered a Group B occupancy, as the occupant load would be 50 or less <br /> per IBC 303.1.1. The occupant load will be posted at the front door. The stage and dancing area will be less <br /> than 350 square feet. <br /> The wine tasting room will never be open during the engineering office hours. The wine maker, the wine <br /> server, and the stamping engineer are the same person in our case. <br /> 5. The stage shown on the drawings is 70 square feet. This is the largest the stage will ever be. The stage <br /> will only have musical performers, with no furniture. The stage and dancing area will be approximately 100 <br /> sf. <br /> 5a. The fire department has visited the site and he does not think the basement will need to be sprinkled.
