 J
PUBL/C OR/C5
May 23, 2017
Chris Covington
Chris@strucdes.com
Permit Scope: WINERY, TASTING ROOM & OFFICES
Owner / Tenant: 1316 WALL ST LLC / PORT GARDNER BAY WINERY LLC
Job Address: 3006 RUCKER AVE
Permit Number: B1702-045
RE: RECHECK LETTER FOR BUILDING PLAN REVIEW
Dear Chris,
We talked through the corrections letter and response today. In general, there are a couple
areas that require further clarification. Please provide two copies of the revised sheets.
General
1. Please identify method of compliance with the IEBC on the drawings, such as Alteration
Level II, based on our conversation.
Occupancy, Egress, and Fire Safety
1. Please include a total square footage of the tenant space improvement, with individual
area summaries for each of the three occupancies.
a. Follow-up comment: Please provide the occupancy types and occupancy loads
for the basement and upper (main floor) based on the times that they are
occupied, per IBC Chapter 3 and IBC Table 1004.1.2.
i. For example, if the winery and offices are not open at the same time,
please provide a day and evening occupant load for the main floor.
ii. If there will be functions in the basement on the weekends where the
occupant load will be higher than when wine is being produced, please
include both versions on the plan.
b. Previous comment: Please indicate the maximum alcohol content of the winery
on the plans to establish an F-2 occupancy, which is calculated at an occupant
load of 100 gross, and the storage areas of S-2, at 300 gross.
i. The mercantile area of the basement is 60sf per person, per IBC table
1004.1.2, and the weekend hosting of events should be included in the
occupancy load calculations, unless a special use fire permit will be
obtained for occasional uses exceeding the calculated occupant load.
Either way, please indicate this information on the plans.
c. Please show tables and chairs in the tasting room so that it is clearly not meeting
the definition of a nightclub, per IBC definitions as amended by the State of
Washington, below.
NIGHTCLUB.An A-2 occupancy use under the 2006
International Building Code in which the aggregate area of
concentrated use of unfixed chairs and standing space that
is specifically designated and primarily used for dancing or
viewing performers exceeds three hundred fifty square feet,
excluding adjacent lobby areas."Nightclub"does not
include theaters with fixed seating, banquet halls, or lodge halls.
CITY OF EVERETT PERMIT SERVICES 3200 CEDAR ST, EVERETT, WA 98201 425-257-8810
website: www.everettwa.gov/permit January 24, 2017 1 email. everetteps(c)everettwa.gov
