In general, there are a couple <br /> areas that require further clarification. Please provide two copies of the revised sheets. <br /> General <br /> 1. Please identify method of compliance with the IEBC on the drawings, such as Alteration <br /> Level II, based on our conversation. <br /> Occupancy, Egress, and Fire Safety <br /> 1. Please include a total square footage of the tenant space improvement, with individual <br /> area summaries for each of the three occupancies. <br /> a. Follow-up comment: Please provide the occupancy types and occupancy loads <br /> for the basement and upper (main floor) based on the times that they are <br /> occupied, per IBC Chapter 3 and IBC Table 1004.1.2. <br /> i. For example, if the winery and offices are not open at the same time, <br /> please provide a day and evening occupant load for the main floor. <br /> ii. If there will be functions in the basement on the weekends where the <br /> occupant load will be higher than when wine is being produced, please <br /> include both versions on the plan. <br /> b. Previous comment: Please indicate the maximum alcohol content of the winery <br /> on the plans to establish an F-2 occupancy, which is calculated at an occupant <br /> load of 100 gross, and the storage areas of S-2, at 300 gross. <br /> i. The mercantile area of the basement is 60sf per person, per IBC table <br /> 1004.1.2, and the weekend hosting of events should be included in the <br /> occupancy load calculations, unless a special use fire permit will be <br /> obtained for occasional uses exceeding the calculated occupant load. <br /> Either way, please indicate this information on the plans. <br /> c.
