CITY OF EVERETT <br /> PLANNING COMMISSION RESOLUTION <br /> RESOLUTION NO. % ;s y <br /> WHEREAS, Bethany of the Northwest, hereafter referred to as <br /> "Applicant," has made formal application for amendment to the Land Use Map <br /> of the Everett General Plan, requesting that the land use designation for <br /> 0.4 acre site be changed from Single Family Detached, 5-10 Dwelling Units <br /> Per Gross Acre to Multiple Family Residential, 15-25 Dwelling Units Per <br /> Gross Acre; and <br /> WHEREAS, the Applicant has requested that the zoning for the same 0.4 <br /> acre sites be changed from R-1 Single Family Low Density Residential to <br /> R-3(A) Multiple Family Residential with Site Plan Review; and <br /> WHEREAS, the existing R-1 zoning of the subject property is <br /> surrounded on the east, west, and south by R-3(A) zoning and on the north by <br /> Lake Heights Drive arterial; and <br /> WHEREAS, the General Plan density designations for the subject <br /> properties would allow a maximum density of 10 dwelling units per gross <br /> acre, while the Applicant proposes the construction of a 120-bed skilled <br /> nursing home facility on a 6.7 acre site which would include the <br /> above-mentioned 0.4 acre site; and <br /> WHEREAS, the proposed Bethany-on-the-Lake nursing home will require <br /> public hearings and detailed review by the Land Use Hearing Examiner to <br /> address such issues as conditional use permits, lot layout, street frontage <br /> and improvement, landscaping and general land use compatibility, and <br /> off-site improvements. <br /> NOW, THEREFORE, BE IT RESOLVED that the Everett Planning Commission <br /> recommends to the Everett City Council: <br /> 1. That the land use designation of the subject property be amended from <br /> the designation of Single Family Detached, 5-10 Dwelling Units Per <br /> Gross Acre to a designation of Multiple Family Residential 15-25 <br /> Dwelling Units Per Gross Acre. <br /> 2. That the zoning of the subject property be changed from R-1 to R-3(A) <br /> for Lots 1 and 2 of Lake Heights Addition located at 2225 and <br /> 2227 Lake Heights Drive. <br /> 3. That this recommendation for amending the Everett General Plan Land <br /> Use Map and Zoning Map is based upon the proposal made by the <br /> Applicant to construct a 120-bed, 50,000 square foot skilled nursing <br /> home facility on a 6.7 acre project site which would include the <br /> subject properties. <br />
