k
Building Heights in Metro Everett
Overview
The Metro Everett area is currently comprised of 13 zones and several zoning overlays, each with their
own individualistic development standards regarding building height, and some which have regulations
pertaining building mass or floor area ratio—the square footage of the overall building in relation to
the square footage of the lot. The Metro Everett Plan presents an opportunity to assess existing height
regulations, and re-think and structure proposed regulations to foster an environment that promotes a
dense urban environment with quality development.
This paper will present the various zones' current height standards as well as those proposed with the
Metro Everett Plan. The first part of this paper will discuss information of the area as a whole, and the
second part will be specific to 13 key areas planning staff modeled across the Metro Everett area under
both existing and proposed height and or mass parameters. See Figure 1 below for a map of the 13
modeled areas along with a key of the page in this paper to turn to for these areas.
„i
i , - -
i
3 i r 1
Fes: .l., i-.___ '^` ,--
_ ,w= _ . .
I'6.
1o` ,r
r - IL_e 1 4'.9
L.+i
1 —t .,...
L ,
..a..
i i
L.......v.
. t 13. ?
li •
ii
Figure 1:Height Model Focus Areas
Area 1:page 4 Area 6:page 19 Area 11:page 33
Area 2: page 7 Area 7:page 22 Area 12:page 35
Area 3:page 10 Area 8:page 24 Area 13:page 38
Area 4:page 13 Area 9:page 27
Area 5:page 16 Area 10:page 30
Building Heights in Metro Everett 1
2
