"Side yard" shall mean that portion of property <br /> 2 between a primary building and the side property line. <br /> 3 <br /> Section 2: NUISANCES - RESIDENTIAL PROPERTY AND NON-RESIDENTIAL <br /> 4 PROPERTY. <br /> 5 No person owning, leasing, renting, occupying or having charge or <br /> 6 possession of any property in the City, including vacant lots, shall <br /> 7 maintain or allow to be maintained on such property except as may be allowed <br /> 8 by any other City ordinance any of the following conditions visible from any <br /> 9 public street or alley: <br /> 10 <br /> A. Junk, trash, litter, boxes, discarded lumber, salvage materials, <br /> 11 or other similar materials in any front yard, side yard, rear <br /> yard or vacant lot; <br /> 12 <br /> B. Attractive nuisances dangerous to children, including but not <br /> 13 limited to abandoned, broken or neglected equipment, machinery, <br /> refrigerators and freezers, excavations, wells or shafts in any <br /> 14 front yard, side yard, rear yard or vacant lot; <br /> 15 C. Broken or discarded furniture, household equipment and <br /> furnishings in any front yard, side yard, rear yard or vacant lot; <br /> 16 <br /> D. Shopping carts in any front yard, side yard, rear yard or vacant <br /> 17 lot of any property zoned residential by the City of Everett; <br /> 18 E. Dead, decayed, diseased or hazardous trees, or any other <br /> vegetation which is dangerous to public health, safety and <br /> 19 welfare located in any front yard, side yard, rear yard or vacant <br /> lot; <br /> 20 <br /> F. Graffiti on the exterior of any building, fence or other <br /> 21 structure in any front yard, side yard or rear yard or vacant lot; <br /> 22 G. Vehicle parts or other articles of personal property which are <br /> discarded or left in a state of partial construction or repair in <br /> 23 any front yard, side yard, rear yard or vacant lot; <br /> 24 H. Utility trailers or unmounted campertops located in any front <br /> yard except in the driveway or vacant lot; <br /> 25 <br /> I. Majority of vegetation (does not include vegetation located in <br /> 26 flowerbeds, trees or shrubbery) located in any front yard, side <br /> yard or rear yard exceeds twelve (12) inches in height whenever a <br /> 27 residential structure has been vacated for a period of thirty <br /> (30) days or whenever a residential structure for which the City <br /> 28 has issued a Notice and Order per the Uniform Housing Code or the <br /> Uniform Code for the Abatement of Dangerous Buildings and the <br /> 29 residential structure is vacated at the time of issuance of said <br /> Notice and Order or is vacated pursuant to the issuance of said <br /> 30 Notice and Order. <br /> 31 <br /> 32 <br /> 2 <br />
