• <br /> • <br /> (a) Has a width and area of not less than the average width and <br /> area of adjacent lots on the same side of the street; and <br /> (b) Is in keeping with the general character of the development of <br /> the neighborhood; and <br /> (c) All yard and height requirements of this section are complied <br /> with. <br /> IS HEREBY AMENDED TO READ AS FOLLOWS: <br /> No lot shall be less than twelve thousand five-hundred (12,500) <br /> square feet in area; nor shall the lot width be less than eighty (80) <br /> feet. EXCEPTION: See section of this Title entitled "Substandard <br /> Lots - Merger Clause." <br /> Section 2: Section 6(C) of Ordinance No. 3572 as amended <br /> (E.M.C. 19.14.030, R-1 Zone), which currently reads as follows: <br /> No lot for single family dwelling shall be less than seven <br /> thousand square feet; nor shall the lot width be less than <br /> sixty feet. EXCEPT where a lot has less area than herein <br /> required as shown by the last conveyance of record at the <br /> time of the passage of the ordinance codified in this <br /> title, this regulation shall not prohibit one private <br /> dwelling and its accessory building on such lot, providing <br /> all yard requirements of this section are complied with. <br /> IS HEREBY AMENDED TO READ AS FOLLOWS: <br /> No lot shall be less than seven thousand (7,000) square <br /> feet; nor shall the lot width be less than sixty (60) <br /> feet. EXCEPTION: See section of this Title entitled <br /> "Substandard Lots - Merger Clause." <br /> Section 3: Section 7(C) of Ordinance No. 3572 as amended (E.M.C. <br /> 19.16.030, R-2 Zone), which currently reads as follows: <br /> No lot shall be less than five thousand square feet in <br /> area for a single-family dwelling nor less than seven <br /> thousand five hundred square feet in area for a two-family <br /> dwelling (duplex). A lot width of fifty feet or more <br /> shall be provided for any permitted residential use. <br /> EXCEPTION: Where a lot has less area than herein required <br /> as shown by the conveyance of record at the time of the <br /> passage of this chapter (December 1, 1956) this regulation <br /> shall not prohibit one private dwelling and its accessory <br /> building on such lot, provided all yard requirements of <br /> this section are complied with. <br /> IS HEREBY AMENDED TO READ AS FOLLOWS: <br /> No lot shall be less than five thousand (5,000) square <br /> feet in area for a single-family dwelling nor less than <br /> seven thousand five hundred (7,500) square feet in area <br /> for a two-family dwelling (duplex), nor shall any lot have <br /> a width of less than fifty (50) feet.
