WHEREAS, the Owner has agreed to develop the aformentioned property <br /> as in accordance with the requirements of this Agreement in consideration of <br /> the City considering designating the property M-M Medium Manufacturing and <br /> the Owner further agrees as part of said consideration that should the City <br /> zone the property M-M Medium Manufacturing, to lay out, develop and maintain '', <br /> the property as hereinafter set forth; <br /> NOW THEREFORE, IT IS MUTUALLY AGREED AS FOLLOWS: <br /> 1. Any development of this property shall be subject to a master site <br /> plan review process covering the entire property. This site plan <br /> shall be subject to the conditions of approval required by the <br /> Everett Planning Commission following a public hearing. Specific <br /> requests for Building Permits will require a detailed site plan <br /> review by the Planning Department. <br /> Detailed drawings in accordance with City Design and Construction <br /> Standards shall be submitted to the Public Works Department showing <br /> site parking layout, landscaping, utilities, storm drainage, <br /> temporary construction erosion control and all required improvements <br /> in the public right-of-way. Public Works Department and Planning <br /> Department approval of these drawings is required prior to any <br /> permits being issued. All required improvements shall be completed, <br /> approved and warranted or bonded before the Occupancy Permit is <br /> issued. <br /> 2. Permitted Uses <br /> a. The following uses shall be permitted on this property within <br /> one thousand (1000) feet of that area to the north which is <br /> designated for residential uses subject to the requirements and <br /> provisions of applicable City Ordinances and standards: <br /> -2- <br />
