ENG//VEE//NG/PllBL/C 5E/L//L'Esr DEi/'/IIE/VT
June 23, 2016
Kathy Tran
6600 72"d DI'. NE
Marysville, Wa. 98270
RE: Owner: Matk Trans Family Investm
Job Address: 9602 Evergreen Way
Plan Check No: B1606-035
Dear Ms. Tran,
In response to your application for a construction permit, your plans have been examined and you are
advised that revisions may be necessary before a permit can be issued. Please review and respond to the
comments below. These comments address building issues only. Additional revisions or additions may be
required by other departments (such as Utilities, Planning or Fire). All references refer to the 2012
International Building Code (IBC), the 2012 International Fire Code (IFC), the 2012 International
Mechanical Code (IMC), and the 2012 International Energy Conservation (IECC), as amended by the
State of Washington and adopted by the city of Everett. The current IBC referenced standard for
accessible design is the 2009"Accessible and Usable Buildings and Facilities"(ICC/ANSI A117.1). Federal
ADA, FHA, and HUD regulations and standards, including the Fair Housing Accessibility Guidelines may be
more restrictive.
In order for the processing of your application to continue, it will be necessary to provide the
Building Division with two complete new sets of construction documents reflecting the
corrections requested.
1. The submitted floor plan includes an existing dance floor. City archive documents
contain no provisions for the dance floor. Even if they did, Section 113.5.3 of
the Fire Code (state amendments) retroactively requires the building to be
equipped with an automatic fire suppression system. This is due to the dance
floor triggering the requirements for anightclub". The definition of a nightclub is
"An A-2 occupancy use under the 2012 International Building Code in which the
aggregate area of concentrated use of unfixed chairs and standing space that is
specifically and primarily used for dancing or viewing performers exceeds three
hundred fifty square feet, excluding adjacent lobby areas."Nightclub"does not
include theaters with fixed seating, banquet halls, or lodge halls."
2. Section 1104.1 of the Fire Code (state amendments) requires exit requirements
to comply with present code requirements. This necessitates a fully code
compliant exit at the rear of the establishment (near the mop sink). Exit signage,
illumination, and panic hardware should be specified.
3. ANSI A117.1, 603.2.1 requires a turning space within the toilet rooms. This can
either be a 60 inch diameter circfe or a t- shaped area as described in section
304.3.2.
4. City records indicate an unfinished building permit to repair a roof overhang. This
permit must be finalized prior to reopening the establishment.
If you have any questions, please call me at 425-257-7264.

CITY OF EVERETT • 3200 Cedar Street • Everett, WA 98201 • (425) 257-8800 • Fax (425) 257-8856 `-
