Please review and respond to the <br /> comments below. These comments address building issues only. Additional revisions or additions may be <br /> required by other departments (such as Utilities, Planning or Fire). All references refer to the 2012 <br /> International Building Code (IBC), the 2012 International Fire Code (IFC), the 2012 International <br /> Mechanical Code (IMC), and the 2012 International Energy Conservation (IECC), as amended by the <br /> State of Washington and adopted by the city of Everett. The current IBC referenced standard for <br /> accessible design is the 2009"Accessible and Usable Buildings and Facilities"(ICC/ANSI A117.1). Federal <br /> ADA, FHA, and HUD regulations and standards, including the Fair Housing Accessibility Guidelines may be <br /> more restrictive. <br /> In order for the processing of your application to continue, it will be necessary to provide the <br /> Building Division with two complete new sets of construction documents reflecting the <br /> corrections requested. <br /> 1. The submitted floor plan includes an existing dance floor. City archive documents <br /> contain no provisions for the dance floor. Even if they did, Section 11�3.5.3 of <br /> the Fire Code (state amendments) retroactively requires the building to be <br /> equipped with an automatic fire suppression system. This is due to the dance <br /> floor triggering the requirements for a��nightclub". The definition of a nightclub is <br /> "An A-2 occupancy use under the 2012 International Building Code in which the <br /> aggregate area of concentrated use of unfixed chairs and standing space that is <br /> specifically and primarily used for dancing or viewing performers exceeds three <br /> hundred fifty square feet, excluding adjacent lobby areas."Nightclub"does not <br /> include theaters with fixed seating, banquet halls, or lodge halls." <br /> 2. Section 1104.1 of the Fire Code (state amendments) requires exit requirements <br /> to comply with present code requirements. This necessitates a fully code <br /> compliant exit at the rear of the establishment (near the mop sink). Exit signage, <br /> illumination, and panic hardware should be specified. <br /> 3. ANSI A117.1, 603.2.1 requires a turning space within the toilet rooms. This can <br /> either be a 60 inch diameter circfe or a t- shaped area as described in section <br /> 304.3.2. <br /> 4. City records indicate an unfinished building permit to repair a roof overhang.
