1. There shall be a maximum building coverage of thirty-five <br /> percent (35%); provided , however, all lots shall be <br /> allowed a minimum building coverage of seventeen hundred <br /> fifty (1750) square feet provided minimum setback <br /> requirements are met. <br /> 2. Accessory buildings and structures shall not exceed ten <br /> percent (10%) of the lot area or one thousand (1000) <br /> square feet, whichever is less. <br /> 3. Accessory buildings and structures are prohibited within <br /> the required front yard area except when the front yard <br /> lot line is an interior lot line, a garage or carport is <br /> allowed if permitted by a specific short subdivision or <br /> subdivision condition. <br /> 4. Driveways and vehicle parking areas in the required front <br /> yard setback area shall be limited to a total width of <br /> twenty (20) feet. <br /> (R-1 Zone) <br /> Section 3: Section 1 (D) of Ordinance No. 3879 (E.M.C. 19.14.040) <br /> which reads as follows: <br /> D. Gross Floor Area Ratio: <br /> There shall be a maximum gross floor area ratio of .30. <br /> IS HEREBY AMENDED TO READ AS FOLLOWS: <br /> D. Maximum building coverage for single family uses: <br /> 1.
