Variance means a modification of the regulations of this <br /> ordinance when authorized by the Board after finding that <br /> the literal application of the provisions of this <br /> ordinace would cause undue and unnecessary hardship in <br /> view of certain facts and conditions applying to a <br /> specific parcel of property. <br /> 49. Yard means an unoccupied space open to the sky, on the <br /> same lot with a building or structure. <br /> 50. Yard, front means an open space extending across the full <br /> width of the lot, the required depth of which shall be <br /> measured horizontally from the front lot line to a line <br /> parallel thereto on the lot. <br /> 51. Yard, rear means an open space extending across the full <br /> width of the lot, the required depth of which shall be <br /> measured horizontally from the rear lot line to a line <br /> parallel thereto on the lot. <br /> 52. Yard, side means an open space between the front and rear <br /> yards, the required depth of which shall be measured <br /> horizontally from the side lot line to a line parallel <br /> thereto on the lot. <br /> (R-S Zone) <br /> Section 2: Section 3 (D) of Ordinance No. 3873 (E.M.C. 19.12.040) <br /> which reads as follows: <br /> D.
