* 16. Congregate Care facility means a residential facility for <br /> the elderly with a minimum age limit of 60 years for the <br /> residents with younger spouses permitted. The facility <br /> must have a central lobby, common dining area, hobby <br /> and/or recreational rooms. The fee structure shall <br /> include one meal per day in the common dining area. <br /> Minimal cooking facilities may be provided in the <br /> individual units. <br /> 17. Conversion means the change of the use of land or <br /> building to another use; however, the provisions of <br /> Chapter 19.48 apply only to conversions for residential <br /> purposes. <br /> * 17. Coverage, building means the amount or percent of the <br /> ground area of a lot on which buildings are located. <br /> This amount/percent shall include all areas which are <br /> partially or totally enclosed and covered by a <br /> weathertight roof, including any garages, carports and <br /> storage areas covered by a watertight roof even if not <br /> fully enclosed. Building coverage does not include <br /> eaves, decks, and porches unless fully enclosed. Minor <br /> portions of panhandle lots and access easements shall not <br /> be included in the lot area for purposes of calculating <br /> building coverage. <br /> * 19. Dish antenna means a dish shaped antenna which is <br /> designed to receive television broadcasts relayed by <br /> microwave signals from communication satellites. The <br /> antenna is considered as an accessory structure unless it <br /> is attached to the principal building, in which case it <br /> is considered a building appurtenance. <br /> 20. Dwelling unit means a building, or portion thereof, <br /> providing complete housekeeping facilities for one family. <br /> 21. Dwelling, single-family means a detached building <br /> designed for and occupied by one family only. <br /> -9- <br />
