These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the (2012 International Building Code,) (2012 International Residential Code,) as amended by the State of Washington and/or Washington State Energy Code 2012 Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new complete sets of drawings reflecting the corrections requested, along with a reduced set of plans no larger than 11" x 17". 1. Building department records show a permit for a pole building constructed in 1985. The permit is for a one story structure. No subsequent permits were issued to add a second floor. Provide details of ledger connections of 2x12 floor joists to exterior walls and interior supports/ 2. Provide gate at the upper landing for when the "Trust Lift" is in the lower position. 3. Provide natural light in living, eating, kitchen area per section R303.1 International Residential Code (IRC). 4. Provide gravity calculations for 2x10 ledger at front deck over 8'-0" garage door. 5. Specify how stringers are attached to the landing (deck) and what they are attached to. 6. Show how 2x6 ceiling joists are supported at sloped ceiling and at 8'-0" flat ceiling. Show in section. 7. Show how both sides of the roof structure is furred down to accommodate the (R-49) required insulation.
