■ JANITORIAL STAFF <br /> The janitorial staff maintain the cleanliness of the building. Daily tasks are emptying garbage, <br /> cleaning the common bathrooms,cleaning and mopping the dining room. Hallways and <br /> common areas are cleaned and mopped per a weekly schedule. <br /> • MAINTENANCE STAFF <br /> The maintenance staff provides maintenance services for the building,including scheduled <br /> maintenance,plumbing,electrical,and minor repairs,painting,unit turns,and responding to <br /> resident repair requests. <br /> I. MAINTENANCE PLAN: <br /> Long term: Replacement reserves are built into the operating budget and will be set aside for <br /> capital replacement and repairs to the building and its systems. <br /> Routine Maintenance: It is primarilye the responsibility of the Maintenance Person to perform basic <br /> preventative maintenance and to notify management of more serious problems needing attention. <br /> The budget includes costs for routine painting and bringing the units to market-ready condition. <br /> Each tenant will be responsible to maintain their units in a clean and safe condition. <br /> Repair request forms are submitted at the front desk by residents and reviewed and prioritized daily <br /> by the Maintenance Person or the Business Manager. <br /> The property's overall maintenance objective is to provide decent, safe and sanitary housing for <br /> its residents. Preventative maintenance is as important as responsive maintenance. CHS's goal is <br /> to focus enough attention on planned preventative maintenance so as to reduce the incidence of <br /> response-type maintenance,thus keeping unexpected expenses to a minimum. <br /> Appliances and mechanical equipment are inspected at least annually. An inventory of all <br /> equipment,with date of installation and warranty information, is kept on-site. If deficiencies to <br /> any equipment are noted either the on-site staff or a contractor will make repairs. If a <br /> replacement is needed,it will be coordinated between CHS and the on-site staff. Residents will <br /> be trained in the proper use of each appliance when initially occupying a unit,-and will be <br /> encouraged to report malfunctions promptly. <br /> During the periodic unit inspections, all smoke detection devices are tested for operability. The <br /> maintenance person will replace any inoperable smoke detectors or batteries. <br /> The fire alarm system and fire extinguishers are inspected and tested annually by a contractor <br /> licensed to perform these tasks. Any deficiencies are corrected immediately. The maintenance <br /> person is responsible for checking exterior lights for operability on a regular basis. <br /> Upon receiving a notice to vacate from a resident,the resident is provided a list of recommended <br /> tasks to be completed prior to a move-out inspection.
