 •
supporting structure of the one-hour fire-resistant assembly is provided with equal or
greater fire-resistance rating. Identify all supporting structures on plans.
R302.3 Two-family dwellings.
Dwelling units in two-family dwellings shall be separated from each other by wall and/or
floor assemblies having not less than a 1-hour fire-resistance rating when tested in
accordance with ASTM E 119 or UL 263. Fire-resistance-rated floor/ceiling and wall
assemblies shall extend to and be tight against the exterior wall, and wall assemblies shall
extend from the foundation to the underside of the roof sheathing.
R302.3.1 Supporting construction.
When floor assemblies are required to be fire-resistance rated by Section R302.3, the
supporting construction of such assemblies shall have an equal or greater fire-resistance
rating.
5. The section designation (Detail B, Sheet 5) on sheet one, is located where the
foundation for the fireplace is shown on the Basement Plan (called out as existing
chimney) and Main Floor Plan. How is the foundation for the fireplace and the chimney
supported where the floor in the basement is lowered? Provide detail(s).
6. Detail B on sheet 5 Building Section" does not provide sufficient detail to review the
new construction for resistance to seismic loads, lateral loads and surcharge form the
ground loads. Provide detail that includes all dimensions and reinforcing required to
resist all loads specified in the International Residential Code. Details shall be prepared
by a licensed WA State Structural Engineer and shall be designed for different heights as
needed by site conditions.
7. Provide detail/section at rear of house where daylight condition exists. Show how
ground level at the rear of the house is graded to allow entry to the basement. Provide
minimum 36" landing at exterior entrance/exit. Show on plans.
8. The post at the north end of beam #4 in bedroom #2 is located in the same space
occupied by the foundation of the fireplace. Please clarify the condition at this location.
9. Several beams in the gravity calculations submitted are a different length on the plan
than what is shown in the calculations. Several beams in the framing plan were not
included in the gravity calculations submitted.
10. Provide section drawing of framed walls on interior of concrete walls at existing floor
joists in both parallel and perpendicular conditions. Show fireblocking and one-hour fire-
resistive assembly.
  ,

S:\1Common\Clerical\JHeilman\C1604-008(3316 HOYT AVE).doc
